Delray Beach Pre-Construction & New Construction Condos (2026)

Updated October 29, 2026

Delray Beach currently has three new construction and pre-construction projects tracked on this page, ranging from $1.549 million to $20 million. The only downtown condominium among them is Onix, which computes to roughly $775 to $1,100 per square foot. The other two are estate-scale single-family product. Delray's new construction is materially cheaper per square foot than downtown Boca Raton's.

Three projects is a small number, and that is the real story of Delray new construction: the downtown is small, the land is largely spoken for, and the city has been deliberate about scale. If you want a new building in Delray, your options are genuinely limited. That is a constraint, and it is also why what exists holds value.

By status

Under construction

Onix Delray Beach - 26 residences, three blocks off Atlantic Avenue, from $1,549,000. Vertical construction underway. The entry point into new construction downtown. Published completion dates conflict across sources; see the building page.

Delray Ridge - estate homes on North Swinton Avenue, $4M to $20M, four to five bedrooms. Estimated delivery 2026. A different product entirely from the condominium market, and a different buyer.

Completed

Cache 11 - 816 Palm Trail, from $5.5M, five bedrooms. Completed 2025. Finished product, which means no construction risk and no waiting, but also no pre-construction pricing advantage.

What Delray costs versus Boca, measured honestly

This is the comparison buyers ask for constantly and nobody publishes.

On the two buildings where both price and size are published, Delray is roughly 10 to 35 percent cheaper per square foot than downtown Boca. You are also buying a different town. Delray is walkable in a way Boca largely is not; Boca has the branded residences and the club infrastructure. Neither is better. They suit different people.

Three projects is a short list, and remaining inventory is not published anywhere. I track what is actually left in each building, what the current asking prices are, and what the deposit schedules look like.

Buying pre-construction in Florida: what actually matters

  • Register your broker on the first sales gallery visit. The gallery works for the developer. Developers in this market routinely welcome broker participation and pay the buyer's broker, so representation generally costs you nothing - but walk in alone and you may give it up permanently on that building.
  • The deposit schedule is the decision, not the finishes. Florida pre-construction deposits are staged across construction milestones rather than paid at closing. Your capital is committed for years.
  • Deposits are held in escrow, and Florida gives condominium buyers a rescission window after they receive the condominium documents. Read them inside that window.
  • Delivery dates move. Treat every estimate on this page as an estimate.
  • Post-Surfside rules changed the math. Structural integrity reserve studies and milestone inspections affect older buildings far more than new ones. A new building starting clean is one of the better arguments for buying new in Florida right now.
  • Rental restrictions vary by building. Confirm before contract if income is part of the plan.

New construction or an established building?

Honest answer: it depends on your timeline and your tolerance for uncertainty. New construction in Delray gets you a clean reserve picture, current code, and no deferred maintenance - at a premium per foot and a multi-year wait. A well-run 2015 building can be a better buy today. I have written about that trade-off in new condo vs old condo in South Florida and older resale or new build.

Frequently asked questions

How many new construction condos are being built in Delray Beach?

Three new construction and pre-construction projects are currently tracked here, and only one of them - Onix Delray Beach, with 26 residences - is a downtown condominium. The other two are estate-scale single-family product. Delray's downtown is small and the available land is largely spoken for.

How much do new construction condos cost in Delray Beach?

Onix Delray Beach, the only downtown condominium project, starts at $1,549,000 with published pricing to roughly $2.2 million for residences of 1,400 to 2,000 square feet. That computes to approximately $775 to $1,100 per square foot. Estate product at Delray Ridge runs $4 million to $20 million.

Is new construction cheaper in Delray Beach or Boca Raton?

Delray, on the buildings where both price and square footage are published. Onix computes to roughly $775 to $1,100 per square foot against roughly $1,210 at Glass House in downtown Boca Raton. Boca has more branded residences and more inventory; Delray has a more walkable downtown.

Can I use my own realtor to buy new construction in Delray Beach?

Yes, and it generally costs you nothing - developers in this market typically welcome broker participation and pay the buyer's broker. The condition is registration: most developers require your broker to accompany or register you on your first visit to the sales gallery. Visit alone and you may lose representation on that building permanently.

What is the deposit schedule for pre-construction condos in Florida?

Deposits are staged across the build rather than paid at closing, typically running a reservation deposit, a larger payment at contract, one or more construction-milestone payments, and the balance at closing. Funds are held in escrow and Florida law provides a rescission window after the condominium documents are delivered. Exact percentages vary by building and developers revise them during sell-out, so get the current schedule in writing.

When will Delray Beach new construction be completed?

Cache 11 is already completed as of 2025. Delray Ridge has an estimated 2026 delivery. Onix is under construction with conflicting published completion dates ranging from 2025 to 2028. Confirm current estimates directly rather than relying on third-party listing sites, which are frequently out of date.
