What the building is and where it sits

Mr. C Residences is a single 12-story tower planned on a 2.1-acre assemblage of four downtown Boca Raton parcels: 14 SE 4th Street, 33 SE 4th Street, 36 SE 3rd Street and 41 SE 4th Street. The site is a short walk from Mizner Park and Royal Palm Place, which puts it in the part of downtown where you can live without a car for most of the week. The developers vacated portions of a street and an alley to assemble the full site, and obtained a height variance to get to 150 feet.

The branding partner is Mr. C Hotels, the hospitality company run by the fourth-generation Cipriani family members Ignazio and Maggio Cipriani. This would be the third Mr. C in South Florida after West Palm Beach and Coconut Grove. Per Douglas Elliman senior sales executive Kathy Koch, the Cipriani family will directly operate the restaurant, the spa and property management. Owners are to receive preferred rates at Mr. C hotels, access to signature dining, and invitations to Mr. C portfolio events.

One address note, because the published sources describe it two ways. One aggregator describes 41 SE 4th Street as the sales office. Every other source treats 41 SE 4th Street as the project address and places the sales gallery at 36 SE 3rd Street. Use 41 SE 4th Street for the building and 36 SE 3rd Street for the gallery.

Price per square foot, computed openly

This is the number that actually lets you compare one downtown Boca tower against another, and no competitor publishes it. Here is the arithmetic from the five published price and size pairs, done in the open.

LayoutInterior sq ftPublished priceComputed price per sq ft
2 bed / 2.5 bath1,522$1,950,000$1,281
2 bed / 2.5 bath plus den1,692$2,380,000$1,407
3 bed / 3 bath1,974$2,889,000$1,464
3 bed / 3.5 bath1,993$2,620,000$1,315
3 bed / 3.5 bath plus den2,597$3,320,000$1,278

That is a blended range of roughly $1,280 to $1,465 per square foot. These are my calculations from price and size pairs published by a third-party condominium marketing site, not figures quoted by the developer, and the pairs predate the October 2026 price increase to $2.2 million. The developer has not published per-plan pricing. Read the table as the shape of the pricing, not as a quote.

For context, that range sits materially below the two other branded downtown Boca projects. The Residences at The Boca Raton works out to roughly $2,000 per square foot at its published entry price against its published average unit size. Alina Residences, which is finished, published a single new-inventory residence at about $1,492 per square foot including terrace and about $1,743 per square foot on interior area alone. On price per square foot, Mr. C is currently the cheaper branded option in downtown Boca Raton.

Price history: the entry price moved 29 percent in nine months

This is the most useful thing on the page, and it is the kind of movement that gets quietly erased when a developer refreshes its marketing site.

DatePublished starting priceNote
January 2026$1,700,000Launch announcement
Early October 2026About $1,950,000Penthouses reported to about $8.5 million
October 22, 2026$2,200,000Developer release at the 50 percent sold mark
October 26, 2026About $2,200,000Trade reporting

From $1.7 million to $2.2 million is roughly a 29 percent rise in the published entry price in about nine months. If you were considering this building in the spring and put it off, that is what waiting cost. It also tells you something about absorption: about half the units sold in the first six months after the sales gallery opened in May 2026, and the developer repriced upward through that run rather than at the end of it.

One internal inconsistency worth knowing about. One aggregator states the overall range as $2 million to $4.4 million while its own itemized layout list tops out at $3.32 million. Those two numbers cannot both be describing the same inventory.

The residences and floor plans

Published plans run 2 to 3 bedrooms with 2.5 to 3.5 baths, and several layouts add a den. There is a separate group of fourth-floor garden homes with generous outdoor space. Interiors are specified with Wolf and Sub-Zero appliances, custom Italian cabinetry and natural stone. The facade is described as warm tan and brown tones with sweeping curves and floor-to-ceiling glazing.

Published unit sizes are a moving target, and you should treat them that way. Trade coverage and three third-party sites give the range as 1,522 to 2,869 square feet. The current city filing gives 1,674 to 2,319 square feet. The filing is the newer document and reflects a request to increase unit sizes that is part of the same revision that brought the unit count down. Do not sign anything against a square footage you read on a web page, including this one. Get the measured area of your specific plan from the condominium documents.

Worth knowing before you tour

It has not broken ground. As of October 29, 2026 this project was still in the City of Boca Raton approvals process. Revised plans went to the Planning and Zoning Board on October 15, 2026 with staff recommending approval, two city committees approved unanimously, and the unit reduction went before the Community Redevelopment Agency in late October 2026. Unit count, unit sizes and parking are all being revised through that process. Construction is reported as expected to begin in early 2027.

No completion date has been published. Neither the developer nor any trade publication has stated a delivery date for this project.

The unit count came down from 190 to 133. That is a 57-unit reduction, although the 190-unit plan was a 12-story luxury rental building from 2022 and 2023 rather than an earlier version of this condominium. The reduction is part of the revised plan moving through city review.

Published unit sizes range from 1,522 to 2,869 square feet in trade coverage and from 1,674 to 2,319 square feet in the city filing, and the developers are actively seeking to increase sizes. I am not going to pick the more flattering number for you.

Parking was reduced from 335 spaces to 322 as part of the revised plan.

Reported land cost varies widely across sources: $25.5 million, $15.7 million across three 2023 deals, and $25.1 million in 2023. Two of those are from the same publication nine months apart. This does not affect you as a buyer, but it is a useful signal about how much of the published data on this project is soft.

Who Mr. C Residences suits, and who it does not

It suits a buyer who wants a branded, full-service downtown Boca building at the lowest price per square foot currently available in that category, and who has somewhere to live for several more years. About half the buyers so far have come from South Florida, with the rest from elsewhere in the country, New York and Connecticut. If you are relocating from the Northeast on a multi-year timeline and you are selling a house up north that has to go on the market in spring anyway, the schedule can work in your favor.

It does not suit you if you need to be in a home within 18 months, if you are not comfortable putting a staged deposit into a building that does not yet have its final approvals, or if you want a four-bedroom. The published plan mix stops at three bedrooms plus a den. It also does not suit a buyer who wants short-term rental income.

Register me as your broker on your first visit to the sales gallery at 36 SE 3rd Street. This matters more than anything else on this page. The developer pays the buyer-side commission either way, so representation costs you nothing. But if you walk into that gallery alone and sign in, you give up the right to be represented in that building permanently. The on-site agent is a good agent working for the developer, not for you. I will go with you, or pre-register you so you are covered before you ever walk in.

  • Glass House wins on certainty. It is actually under construction with a Q4 2027 estimate, and its units are far larger. If you want to be in a new Boca building before 2028, Glass House beats Mr. C outright, and you pay a higher entry price for that.
  • Alina wins if you are done waiting. It is finished and occupied, so there is no construction risk and no deposit sitting in a developer's hands. You pay for that at the entry price.
  • Mr. C wins on price per square foot and on the lowest cash entry point of the four.

If anyone adds The Residences at Mandarin Oriental to your comparison list, read this first. That project at 105 E Camino Real is the subject of a $417.7 million foreclosure suit filed in mid-2026 by a lender affiliated with Apollo Global Management; the developer has countersued for more than $500 million; the adjacent hotel entity filed Chapter 11 in December 2025 and has never opened; and at least 13 buyers have sued over deposits, with one $1.98 million judgment and one $2.1 million settlement. Completion timing is in dispute. These are allegations in pending cases, not findings of fact. It is not a normal building coming in 2027, and anyone who describes it that way to you is either uninformed or not being straight with you. Frequently asked questions

How much is Mr. C Residences Boca Raton?

Published pricing starts at $2.2 million as of October 2026. Penthouses were reported to about $8.5 million earlier in the month. Computed against published layouts, that is roughly $1,280 to $1,465 per square foot. The entry price was $1.7 million at the January 2026 launch, so it has risen about 29 percent in nine months.

When will Mr. C Residences be finished?

No completion date has been published. The project was still working through city approvals in late October 2026 and construction is reported as expected to begin in early 2027.

How many units are in Mr. C Residences Boca Raton?

133 planned, across 12 stories. That figure is consistent across every source. It came down from a prior 190-unit plan for a rental building on the same site, and that reduction is part of the revised plan moving through city review.

What is the deposit schedule at Mr. C Residences?

The building-specific schedule has not been published, and developers revise these terms as a building sells through. Florida pre-construction deposits are generally staged across construction milestones and held in escrow, and Florida law gives condominium buyers a rescission window after they receive the condominium documents. The question to ask is which portion of your deposit stays in escrow and which portion may be released to fund construction. At a project that has not yet broken ground, that is the single most important term in the contract.

Is Mr. C Residences a good investment?

I cannot answer that for you and neither can anyone who has not seen your balance sheet. What I can tell you is what the facts support. The pricing moved up 29 percent in nine months on real absorption of about 50 percent, which is a genuine demand signal. Against that, it has no final approvals, no groundbreaking, no published delivery date, a unit mix still under revision and no short-term rental income. That combination is a bet on the sponsor and the submarket, not a cash-flow purchase.

Who is developing Mr. C Residences Boca Raton?

Key International of Miami, led by Inigo and Diego Ardid, with Wexford Real Estate Investors of West Palm Beach, whose president is Joseph M. Jacobs and whose managing principal is Philip Braunstein. The architect is Arquitectonica and the interior designer is 1508 London. Sales and marketing is Douglas Elliman Development Marketing, Florida. The Mr. C Hotels and Cipriani family relationship is a branding and operating partnership, not an ownership stake in the real estate as published.

Can I use my own realtor at Mr. C Residences?

Yes, and you should. The developer pays the buyer-side broker, so representation generally costs you nothing. The catch is registration: most developers require your broker to be registered with you on your first visit to the sales gallery. If you tour alone and sign the gallery's registration sheet, you can lose the right to representation in that building permanently.

How does Mr. C compare to Glass House Boca Raton?

Mr. C is cheaper to enter and cheaper per square foot. Glass House is further along and much larger per unit. Mr. C starts at $2.2 million with units of roughly 1,500 to 2,900 square feet and no groundbreaking yet. Glass House starts at $3.5 million with units of 2,893 to 5,518 square feet, is under construction, and estimates Q4 2027. If certainty matters more than price, that comparison resolves itself.

Construction status as of October 29, 2026: not under construction. The project is in the City of Boca Raton approvals process. Revised plans went to the Planning and Zoning Board on October 15, 2026 with a staff recommendation of approval, two city committees approved unanimously, and the unit reduction went before the Community Redevelopment Agency in late October 2026. Unit count, unit sizes and parking are being revised through that process, and no completion date has been published. Construction is reported as expected to begin in early 2027. Sales are reported at about 50 percent, achieved before any MLS listing, with the sales gallery open since May 2026.
