960 S Ocean Boulevard, Delray Beach

Real Estate Company
Seagate is the ocean-side enclave south of Atlantic Avenue, sitting on the barrier island between the Intracoastal and A1A. It is the top of the Delray Beach single family market: every house currently listed here is asking over $10 million, and the land underneath is doing most of the work.
Seagate is Delray Beach's quiet answer to country club living without leaving town. Beach club, golf, and still on the east side of the Intracoastal.
Buyers usually tour it while comparing it against Boca Raton and walk out realizing it is a different product entirely. Ask exactly what the membership includes before you compare it to anything on price alone.

Figures below are from the Beaches MLS and are current as of November 1, 2026. Only a handful of homes trade here in a year, so I have used a 24-month window on closed sales to give a fair picture.
| Single family homes actively for sale | 5 |
|---|---|
| Active asking price range | $10,250,000 to $15,495,000 |
| Average active price per square foot | About $1,833 |
| Average size of active listings | About 6,400 square feet |
| Closed sales, past 24 months | 13 |
| Average asking price on those closed sales | About $6,680,000, around $1,577 per square foot |
| Year built on recent sales | 1960 to 2025 |
The spread between what has sold and what is asking tells the story. Closed sales over the past two years averaged about $1,577 per square foot. The homes listed today are asking about $1,833. Seagate is repricing upward, and it is doing it through replacement rather than appreciation.
Look at the sales themselves. A 1960 house on Azalea Road and a 1977 house on Lewis Cove both traded in the high three to low four millions. Newly built houses on Poinsettia Road and South Ocean Boulevard closed at $10.9 million and $11 million. A vacant parcel on South Ocean Boulevard sold on its own.
In practice, almost nobody buying in Seagate at the top of the range is buying the existing structure. They are buying proximity to the ocean, a lot that supports what they want to build, and an address. The house is frequently temporary.
Seagate is one of the few places on this coast where you get beach club and golf access without leaving the east side of town, and that is a large part of what buyers are paying for. It is also the part people get wrong when they compare Seagate with Boca Raton country club communities on price per square foot alone.
Before you compare anything, find out exactly what membership is available with the property, what it costs, whether it is mandatory, and whether there is a waiting list. Those answers change the real cost of ownership materially, and they are not in the listing.
Seagate's streets include Seasage Drive, Seagate Drive, Lewis Cove, Azalea Road, Bucida Road, Tamarind Road and Poinsettia Road, with the highest prices along South Ocean Boulevard itself. The MLS divides the area into Seagate, Seagate Extension, Seagate Section A and Seagate Section B, and the distinction matters: how close a lot sits to the ocean, and whether it faces A1A, moves the number by millions.
I will walk a specific address with you before you commit. Get in touch.
Seagate occupies the stretch of barrier island south of Atlantic Avenue, with the Atlantic Ocean on one side and the Intracoastal on the other. You are minutes from the Avenue and the municipal beach, in a quiet, low-density pocket that feels nothing like downtown. For buyers who want the ocean without a high-rise, this is the Delray answer.
If you are comparing options at this level, see Tropic Isle for deep-water dockage, Delray Beach Intracoastal homes, and coastal luxury homes across Delray, Boca Raton, Highland Beach, Gulf Stream and Ocean Ridge.
Because of what is currently listed, not because nothing sells below that. Recent closed sales in Seagate range from the high three millions for older homes up to around $13 million for newly built ones. Inventory here is five or six houses at a time, so the active range swings hard depending on what happens to be on the market.
That is the question to ask first, and the answer depends on the property and the club. Beach club and golf access are the draw, but availability, cost and whether membership is mandatory or transferable vary. Get it in writing before you compare Seagate with anything in Boca Raton on price alone.
Partly. The homes directly on South Ocean Boulevard are oceanfront or ocean-adjacent and carry the highest prices. The interior streets such as Azalea, Bucida and Tamarind are a short walk to the sand rather than on it, and they trade at a meaningful discount to the Ocean Boulevard addresses.
Frequently, yes. Several recent sales were 1960s and 1970s houses that traded near lot value, and a vacant South Ocean Boulevard parcel sold on its own. If you are buying an older home here, assume you are competing with someone who intends to replace it.
All three are ocean-side and expensive, but they feel different. Seagate puts you within minutes of Atlantic Avenue, which Gulf Stream and Highland Beach do not. Gulf Stream is quieter and more private; Highland Beach leans more toward condominium towers. Which one fits depends on how much you actually want to walk to dinner.
Rarely. Thirteen properties closed across the past two years, which is roughly one every seven or eight weeks in the entire neighborhood. If you want a specific street or a specific lot size, you wait for it. Listing alerts are not optional here.
With five houses on the market, this is not a neighborhood you browse. Tell me what you are looking for and I will tell you when it exists, including before it is listed where I know about it.
