Tropic Isle is the finger-canal boating neighborhood on the south side of Delray Beach, east of Federal Highway and south of Linton Boulevard. Homes here sit on canals with dockage behind the house and a short run out to the Intracoastal, which is why buyers come: in Tropic Isle you are buying the water access first and the house second.
If you are bringing a boat to Delray Beach, the conversation usually starts and ends at Tropic Isle. Finger canals, dockage behind the house, and a short run out to the water.
The houses themselves vary enormously, and that is the part most buyers miss. On these streets the lot and the water access drive the price far more than the structure does.

Tropic Isle is Old Florida charm. If you like the way life used to be in 1960s Florida and you want to live on or near the water, this is the pocket. Understated and Florida-elegant is the best way to describe it: deep-water lots, no pretense, mature palms leaning over the streets, people fishing off their own docks.
The housing mix is wider than people expect. Large estate properties with boat docks sit alongside traditional Florida ranch homes, Key West style townhomes and a handful of condominiums. Tropic Isle is not fancy and it is not gated, and it is still one of the most sought-after addresses in East Delray.
Figures below are from the Beaches MLS and are current as of October 31, 2026. Waterfront inventory here is thin, so these numbers move quickly.
| Homes actively for sale | 10 |
|---|---|
| Active asking price range | $1,995,000 to $10,900,000 |
| Average active price per square foot | About $1,457 |
| Closed sales, past 12 months | 29 |
| Asking prices on those closed sales | $799,000 to $15,000,000 |
| Typical closed sale | About 4,000 square feet, 4 to 5 bedrooms, around $1,156 per square foot |
| Year built range currently on market | 1957 to 2026 |
A spread from under $2 million to nearly $11 million on the same canal confuses most buyers, and the explanation is simple once you see the housing stock. Tropic Isle was built out starting in the 1950s, and a meaningful share of the original one-story homes are still standing. Those trade close to lot value. Alongside them are new builds completed in 2025 and 2026 asking $7 million and up on comparable canal frontage.
In the past twelve months this neighborhood has also recorded a vacant land sale, which tells you what the market thinks of the older inventory. If you are shopping here, decide early whether you are buying a house to live in or a lot to build on, because you will be bidding against people doing the other one.
Tropic Isle's canal streets include Banyan Drive, Cypress Drive, Dogwood Drive, Allamanda Drive, Evergreen Drive, Eve Street, Bolender Drive, Iris Drive, Jasmine Drive, Fern Drive and McCleary Street, with Tropic Boulevard and Florida Boulevard running through the neighborhood. The MLS also splits Tropic Isle into numbered sections, and they do not all behave the same way. Canal width, water depth and the run out to the Intracoastal differ street to street, and so do the prices.
Water access is the asset here, so the diligence is different from a dry-lot purchase. Before you write an offer, get answers on:

Tropic Isle has an excellent East Delray Beach location, just east of Federal Highway and south of Linton Boulevard. The beach, shopping and dining are a bike ride or a few minutes by car, and the downtown Atlantic Avenue scene is close enough to enjoy without living in the middle of it. That combination is the trade a lot of buyers in this price range are happy to make.

No. Most waterfront parcels here can accommodate dockage, but what is actually built, permitted and usable varies by property. Some homes have a dock and lift in good condition, some have aging structures, and some lots on the interior are not on the water at all. Confirm per address rather than assuming.
The canals feed into the Intracoastal Waterway. From there the nearest ocean access is the Boynton Inlet to the north or the Boca Raton Inlet to the south. The practical question is not distance, it is what bridges sit between your dock and the inlet you plan to use, and what clearance they give your boat.
Tropic Isle has long been known as a neighborhood without a homeowner association, which is part of its appeal and part of why the housing stock varies so much from house to house. The exception is the townhome and condominium pockets within the area, which do have their own associations and fees. Confirm for the specific property before you write an offer.
Because original 1950s and 1960s houses and brand-new 2025 and 2026 construction sit on the same canals. The older homes trade near lot value and the new builds trade on finished product. The water frontage is the constant; the structure is the variable.
Most people bike or drive. Tropic Isle sits south of the downtown core, so the beach, shopping and dining are an easy ride and Atlantic Avenue is a few minutes by car. If you want to step out your front door onto Atlantic Avenue, you want a different Delray neighborhood and I will point you to those instead.
Usually not the best value. You would be paying for canal frontage and dockage potential that you will not use. If you want quiet, low-rise Delray without the waterfront premium, your money goes considerably further elsewhere in the city, and I will tell you that before you make an offer rather than after.
Inventory here is small enough that the right house may not be listed on the day you start looking. I can set you up for alerts the moment something hits, or review a specific address with you before you make an offer.
