Boca Raton's barrier island runs from the Deerfield Beach line north to Highland Beach, with North and South Ocean Boulevard · A1A · threaded between the Atlantic and the Intracoastal. Nearly everything on it is a condominium. This page covers that strip building by building, because on this island the building you choose matters considerably more than the view, and the asking price alone will not tell you which one you are in.
What you actually get for your money changes sharply from building to building on this island. In this short video, Damara Cohn of Mangrove Realty walks through the oceanfront condo market above the million-dollar mark and what separates the buildings.

The 1960s and 1970s mid-rises · San Remo, Boca Towers, the Yacht and Racquet Club · trade from the $300 thousands into the low $800 thousands, typically two-bedroom units of a thousand to eleven hundred square feet, at something like $400 to $550 per square foot. The towers built since 2000 sit between roughly $1,500 and $3,100 per square foot. Same sand, same stretch of A1A, and a five to seven times difference per foot. An island-wide average price is close to meaningless here.
Close to half the current inventory on this island was built between 1965 and 1980. Florida's structural inspection and reserve-funding requirements for older condominium buildings are therefore the single largest variable in what an oceanfront unit here will actually cost you to own. Two units with identical views, identical square footage and similar asking prices can carry very different monthly obligations and very different assessment exposure depending on where their association stands. Ask for the inspection reports, the reserve study and the assessment history before you ask about the view.
Marbella, built in 1975, has produced closings in the mid to high $4 millions on combined adjacent units of roughly 3,000 square feet. That is new-construction money being spent inside a fifty-year-old building, to get floor area the newer towers will not sell at that price. It is a real strategy on this island and it is worth understanding before you dismiss the older stock.
Boca Beach Residences, completed in 2023, holds both the highest asking price and the highest closed asking price on the island in this snapshot. Manatee Pointe at Lago Mar includes a 2026 delivery, the only genuinely new product in the current pull.
In this snapshot the entry point on the barrier island was San Remo at 2871 North Ocean Boulevard, built in 1967, with asking prices starting in the $300 thousands. Boca Towers and the Yacht and Racquet Club also list regularly in the $400 thousands.
Because the island splits by building age, not by location. Mid-rises from the 1960s and 1970s trade at a fraction of the per-foot price of towers built since 2000, even on the same stretch of beach.
Boca Beach Residences at 725 South Ocean Boulevard and Manatee Pointe at Lago Mar at 900 Lago Mar Lane were completed in 2023, with a further Manatee Pointe delivery dated 2026. One Thousand Ocean, completed in 2010, is the next most recent of the larger towers.
Older buildings are subject to structural inspection and reserve-funding requirements that can produce significant special assessments. Request the most recent inspection report, the reserve study and the full assessment history during your inspection period, and have them reviewed before your contingencies expire.
It happens regularly in the older buildings, and recent closings at Marbella reflect it. Whether it is possible in a given building depends on the association's documents and on the structure itself, so confirm before you buy with that intention.
No. The search boundary on this page was drawn to stop at the Boca Raton city limits in both directions, so Highland Beach and Deerfield Beach buildings are deliberately excluded.
