Quail Ridge

Quail Ridge Homes for Sale, Boynton Beach

Two things to know before you look at a single listing. First, Quail Ridge is a mandatory equity membership community: the price on a listing buys the residence, and club membership is a separate, substantial obligation every owner takes on. Second, it is not age-restricted, despite sitting among several west Boynton communities that are. Get both of those straight and the rest of the community makes sense quickly.

Quail Ridge occupies more than six hundred acres off Golf Road in the Boynton Beach 33436 zip code, behind a twenty-four hour guarded gate. Most of it was built between roughly 1974 and 1980, which makes it one of the older established club communities in Palm Beach County, and the grounds are a certified Audubon Cooperative Sanctuary. That last detail is not marketing filler. It shapes how the land is maintained, and it is a large part of why the place looks the way it does.

A note on the closed figures: the MLS feed reports the asking price attached to a closed listing rather than the recorded sale price. The closed column tells you what those homes were asking. For what a specific address actually sold for, ask and I will pull the public record.

What the numbers tell you

A fifteen-fold spread inside one gate

Asking prices here run from the low $200 thousands to over $3 million. That is not a mistake in the data, it is the nature of the community: attached condominium clusters and large custom single family homes sit inside the same walls, share the same club, and are separated by a short drive. Very few communities in Palm Beach County give you that much range in one place, and it means the question is never "can I afford Quail Ridge" but "which part of Quail Ridge".

What sold was bigger than what is listed

The homes that closed over the past year were larger on average than what is currently available, and were asking more per square foot. Read that as the single family side of the community moving well, while a good share of the current inventory sits in the attached clusters. If you want a house rather than a condominium here, expect less choice and more competition.

The membership obligation is the real price

Every residence carries a required club membership bought through an equity contribution, with annual dues on top. Membership runs in tiers, so what an owner pays depends on which category attaches to the home. Two listings with the same asking price can carry materially different annual costs. This is the first thing to establish about any property here, before square footage, before the view.

Nineteen seventies construction, and that is a real consideration

Most of Quail Ridge is around fifty years old. The buildings are well kept and many units have been thoroughly renovated, but roofs, plumbing, electrical and, in the attached clusters, Florida's current reserve and milestone inspection requirements are live issues across the community. An original, unrenovated unit can be a genuine opportunity or an expensive surprise, and the difference is in the documents.

What the club includes

Two eighteen-hole championship golf courses, racquet sports including tennis and pickleball, a fitness centre and spa, and clubhouse dining. Membership categories range from full golf access down to social and racquet-focused tiers, which is how a community with this much price range keeps working for owners who want very different things from it.

A listing quirk worth knowing

Quail Ridge is recorded in the MLS as a subdivision, not as a development name, and the individual clusters inside it carry their own names, many of them birds and native plants: Bobwhite, Green Heron, Blue Heron, Egret, Kingfisher, Sandpiper, Kittiwake, Osprey, Hibiscus. A portal search built on development name returns nothing at all for Quail Ridge, even with dozens of homes available. The search on this page is built on the subdivision field, which is why it finds them. If you have been searching elsewhere and concluding nothing is for sale here, that is probably why.

Before you write an offer here

  • Get the current equity contribution and annual dues in writing from the club, and confirm which membership tier attaches to the specific residence.
  • Ask whether any part of the equity is returned when you sell, on what conditions, and whether the club can change those terms. Put the question in writing and keep the answer.
  • Ask about a capital contribution due at closing, which is separate from the equity and common at clubs of this type.
  • Price the full monthly carry before anything else: association fee, club dues, taxes, insurance.
  • On anything attached, read the reserve study, the milestone inspection status and the assessment history. These are 1970s buildings under current Florida requirements.
  • Establish whether a unit is original or renovated, and price the difference honestly. Both exist here in quantity.
  • Check the buyer approval process and the rental and vehicle restrictions, which apply across the community and catch people out after closing.

Frequently asked questions

Is membership mandatory at Quail Ridge?

Yes. Every residence at Quail Ridge requires club membership, purchased through an equity contribution and carried through annual dues. Membership runs in tiers from full golf access down to social and racquet-focused categories, so costs differ by residence. Confirm the current figures and the applicable tier in writing before making an offer.

Is Quail Ridge a 55+ community?

No. Quail Ridge is not age-restricted. Several other large club and gated communities in west Boynton Beach are age-restricted, so it is worth checking each one individually rather than assuming they work the same way.

What do homes at Quail Ridge cost?

As of November 4, 2026, asking prices ran from the low $200 thousands to about $3.2 million across thirty-seven listings. The lower end is attached condominium product in the clusters; the upper end is custom single family. Sixty-six homes closed in the previous twelve months.

Why do searches for Quail Ridge come back empty?

Because the MLS records Quail Ridge as a subdivision rather than a development name, and the clusters inside it each carry their own names. A portal search built on development name finds nothing. The search on this page uses the subdivision field instead.

How old are the homes at Quail Ridge?

Most of the community was built between roughly 1974 and 1980. Many units have been renovated since, but original units are still common, and the age of the buildings makes reserves, roofs and inspection status worth examining closely.

What golf does Quail Ridge have?

Two eighteen-hole championship courses, alongside racquet sports, a fitness centre and spa, and clubhouse dining, on a property of more than six hundred acres that is a certified Audubon Cooperative Sanctuary.

Where is Quail Ridge in Boynton Beach?

Off Golf Road in the 33436 zip code, behind a twenty-four hour guarded gate. It sits centrally in Boynton Beach with straightforward access to both Interstate 95 and Florida's Turnpike, with the beaches a drive east.
