Pineapple Grove is the most urban address in Delray Beach. You are buying the walk, not the yard: art, restaurants, the newer buildings, and Atlantic Avenue around the corner. It is not for everyone and it does not try to be, but the buyers it suits generally do not want anything else on this corridor.
Pineapple Grove runs north from Atlantic Avenue along NE 2nd Avenue, up to NE 4th Street, and east toward the railroad tracks and NE 4th Avenue. It is a small footprint, which is the whole point.
This is the arts district: galleries, murals, the Arts Garage, restaurants you can walk to and back from without moving your car. The housing is almost entirely condominiums and townhomes built in the mid-2000s.

Figures below are from the Beaches MLS and are current as of November 1, 2026. Because Pineapple Grove is not a single MLS subdivision, these come from a map boundary drawn to the neighborhood itself rather than a name search, so they reflect the Grove and not downtown Delray generally.
| Residences actively for sale | 9 |
|---|---|
| Active asking price range | $449,000 to $1,100,000 |
| Average active price per square foot | About $610 |
| Typical size | About 1,260 square feet, 1 to 3 bedrooms |
| Closed sales, past 12 months | 21 |
| Asking prices on those closed sales | $525,000 to $2,049,000 |
| Average on closed sales | About 1,320 square feet, around $590 per square foot |
Twenty-one sales in twelve months against nine listings today is a high turnover rate for a neighborhood this small. Pineapple Grove actually trades, which is not true of most of the addresses I write about on this coast.
It is also the most accessible walkable address in Delray Beach. A one-bedroom here starts in the low five hundreds. Compare that with what a walkable downtown house costs in Osceola Park, where the entry point is closer to a million, and the trade becomes obvious: you give up land and you keep the location.
The ceiling is real too. A townhome at Village Grande closed with a $2,049,000 asking price, so this is not only an entry-level market.
Most Pineapple Grove inventory sits in a handful of mid-2000s buildings:

It starts on the north side of Atlantic Avenue at NE 2nd Avenue, runs north to NE 4th Street, which is also Lake Ida Road, and extends east toward the railroad tracks and NE 4th Avenue. It is compact, which is why it feels like a district rather than a subdivision.
Closer than anywhere else in Delray Beach. Restaurants, galleries, the Arts Garage and Atlantic Avenue are all walkable, and the beach is about a mile and a half east. Most residents still keep a car, but they use it far less than they expected to.
Almost entirely condominiums and townhomes, built mostly between 2004 and 2008. If you want a single family house with a yard within walking distance of Atlantic Avenue, Osceola Park and the historic districts are where to look instead.
It can be, and you should decide how you feel about that before you buy rather than after. This is a real downtown with nightlife. Which building you choose and which way your unit faces matter more here than in almost any other Delray neighborhood.
It is the most affordable way into a genuinely walkable Delray Beach address. One bedrooms start in the low five hundreds, where a walkable single family house downtown starts closer to a million. You are trading square footage and land for location.
Turnover suggests real demand: twenty-one closings in the past twelve months against nine active listings in a very small footprint. That said, condominium values in Florida are now heavily influenced by association finances, so the building matters as much as the neighborhood.
Four or five buildings make up most of this market, and they are not interchangeable. Tell me your budget and whether you are financing, and I will tell you which ones to look at and which to skip.
