Forte Luxe Jupiter: Prices, Floor Plans and PSF 2026

Updated October 29, 2026

Forte Luxe is a 15-residence waterfront community at 12450 Crystal Cove Place, on a private 2.5-acre peninsula with a Jupiter mailing address that sits physically in Martin County, not Palm Beach County. Residences are three to four stories, about 3,550 to 5,074 square feet. The last published entry price of $3,975,000 computes to roughly $1,120 per square foot. Delivery is targeted for December 2026.

The county question, because it is the most consequential fact on this page

Forte Luxe is marketed as Jupiter. The site is in Martin County. The address is 12450 Crystal Cove Place, Jupiter, FL 33469, and MLS records use 12450 SE Crystal Cove Place, but the peninsula sits just north of the Tequesta line and north of the Palm Beach County boundary. The Palm Beach Post has reported this plainly: most marketing says Jupiter while the property is in Martin County. Reader comments on a trade site flagged the same thing back in 2024.

Sources genuinely conflict on this. The developer's own website is titled Palm Beach County. At least one brokerage page says Palm Beach County and references the Palm Beach County school district. Those are not small errors on a $4 million-plus purchase.

What it actually means for you, practically:

  • A different taxing authority. Martin County sets its own millage and so do its special districts. Your annual tax bill is computed by Martin County, not Palm Beach County, and the two are not the same. Pull the parcel on the Martin County Property Appraiser before you budget.
  • A different school district. Martin County School District, not Palm Beach County Schools. If a specific Jupiter public school is part of why you are buying here, it is almost certainly not your assigned school.
  • A different permitting and inspection authority. Building permits, inspections, certificates of occupancy, future renovations, dock and seawall work all go through Martin County, not the Town of Jupiter and not Palm Beach County. Martin County has historically been more restrictive on density and development than Palm Beach County, which cuts both ways for a buyer.
  • Different county services, from the sheriff's office to emergency response to code enforcement to the tax collector you will actually be dealing with.
  • It is not in the Town of Jupiter either. So Jupiter municipal services, Jupiter municipal regulations and anything tied to Jupiter town residency do not apply.

None of this makes the project worse. Martin County is a desirable place to own and the peninsula is objectively a remarkable site. But you should know which county you are buying in, and you should verify the parcel's jurisdiction with the county property appraiser yourself rather than taking it from a brochure, a listing, this page, or the developer's website.

Price per square foot, computed

The developer publishes no price range at all on its current site, so this arithmetic uses the last published figures and the one documented transaction. Shown openly.

PairingPriceSizeComputed PSF
Entry, last published August 2025$3,975,0003,550 sq ftAbout $1,120
Entry as published in 2024$4,350,0003,550 sq ftAbout $1,225

Top of last published range$8,000,0005,074 sq ftAbout $1,577

Working range: roughly $1,120 to $1,577 per square foot. Boat slips are sold separately and are not in any of these figures, so if a slip is part of your purchase your real cost per foot of living space is higher than the table shows.

For context against the rest of the corridor: the Ritz-Carlton Residences in Palm Beach Gardens computes to about $1,670 to $2,344, Panther National to about $1,156, and Solana Bay at Avenir to about $535 to $606. Forte Luxe sits in the middle of the waterfront tier and undercuts the Ritz-Carlton Residences meaningfully.

Worth knowing

  • Delivery has slipped roughly 21 months. Five different completion targets have been published: March 2025 at the June 2023 groundbreaking, Q4 2025 as of July 2024, summer 2026 as of 2024 and August 2025, end of 2026 as of September 2026, and December 2026 as of October 2026. This is the worst published schedule record of the five north county projects. The building is topped off and finishing, so the risk is timing, not completion - but do not plan a closing, a lease end or a move against the marketing date. Use your contract's outside date.
  • The unit count has moved twice, in both directions. 15 at the 2023 groundbreaking, 17 through the 2024 and 2025 construction and financing coverage, back to 15 in the developer's current 2026 materials and the September 2026 press release. That is a real change on a 15-unit project, where two units is 13 percent of the community.
  • The entry price went down. From $4.35 million published in July 2024 to $3.975 million published in August 2025. That is a sourced decline, not a typo, and it is unusual in this market. The developer publishes no range at all now, which means the only hard current number is a single unit that went under contract at $7.995 million.
  • Three lenders in two years and the construction loan grew. A $9.3 million development loan from Forman Capital in July 2023, a $47.5 million construction loan from 360 Capital Funding on July 3, 2024, then a $60 million construction loan from Kriss Capital on July 29, 2025. Whether the Kriss loan refinanced the 360 Capital loan is not stated by any source, so I will not assert it. What is documented: the capital stack was refinanced and upsized mid-construction while the completion target slipped about 21 months.
  • Nothing here is distress. I searched specifically. No foreclosure, no lawsuit, no lien, no buyer deposit dispute surfaced on this project or this developer. Refinancing and upsizing a construction loan on a project that is standing and finishing is a normal thing to do. I am giving you the dated facts, not an accusation.
  • Remaining inventory is not published. The developer said the project hit the roughly 50 percent presale threshold lenders typically require, without disclosing the unit count under contract. The lender cited "strong pre-sales" with no figures. Residence 13 went under contract in September 2026 and Residence 12 sold shortly after. Total sold and total remaining are not published.
  • Is it a condo or a townhome? The developer's own site says both on the same page. MLS has it under Townhouse. This is not pedantry - the form of ownership determines your assessments, your rights, your reserve obligations and what you actually own. Read the declaration.

Price history

September 2026No range publishedResidence 13 under contract at a $7.995M last list price; Residence 12 sold shortly after
October 2026No range publishedDecember 2026 delivery target

The honest read: the top end held at about $8 million for three years, the entry point came down about 9 percent between 2024 and 2025, and the developer stopped publishing a range entirely. On a 15-unit project with a handful of homes left, that is not necessarily a bad sign - developers often pull public pricing when inventory thins and each remaining unit is priced individually. But it does mean there is no current public entry price, and any site showing you one is quoting 2025.

The residences

Multi-level attached residences, three to four stories, roughly 3,550 to over 5,000 square feet of living area. Community-wide bedroom and bathroom ranges are not published. The one fully documented unit is Residence 13 at 5,074 square feet with four bedrooms and four and a half baths, which went under contract in September 2026 at a $7,995,000 last list price. Its specification gives you a sense of the level: private in-ground pool, two-car attached garage, whole-home Generac generator, Control4 and Lutron automation, and a rooftop summer kitchen.

Across the community: private interior elevators in each residence, private garages with grand entries, waterfront covered terraces with built-in outdoor gas grills, rooftop terraces with Intracoastal and Atlantic views on select residences, designer kitchens with waterfall quartz islands and European cabinetry, spa-style baths with soaking tubs, walk-in closets, and laundry on the owner's-suite level. Architecture is by Alfonso Jurado with interiors by Interiors by Steven G.

Amenities and the boating story

The boating is the actual product here, and it is the strongest single argument for this project over anything else in the corridor.

  • 13 private boat slips for vessels up to 60 feet, available for purchase. Not leased. Pricing not published.
  • No fixed bridges to the Jupiter Inlet, meaning direct Atlantic Ocean access without an air-draft restriction. This is the key selling point and it is not something you can buy at most addresses in this market at any price.
  • Water on three sides of a private 2.5-acre peninsula, across from Jupiter Island
  • Private resort-style pool and sun deck with entertainment areas
  • Private interior elevators in every residence
  • Private garages with grand entries
  • Waterfront covered terraces with built-in outdoor gas grills
  • Rooftop terraces and decks with Intracoastal and Atlantic views on select residences
  • Pet-friendly community

There is no brand partner, no golf club and no membership requirement. The HOA is mandatory and the amount is not published. For comparison, the Ritz-Carlton Residences in Palm Beach Gardens leases its 29 marina slips rather than selling them, and its slips sit on the Intracoastal behind the Jupiter Inlet bridges. If you run a sportfish or anything with real air draft, that difference is the whole decision.

What you will actually wire, and what it costs to own

The deposit schedule is not published and the research available does not establish it. The general Florida structure for a pre-construction purchase is a reservation deposit, a larger payment at contract, one or more construction-milestone payments, and the balance at closing, with deposits held in escrow and a statutory rescission window after you receive the governing documents. On a project this close to delivery, much of that may be collapsed. Ask which portion of your deposit is escrowed and which may be released to construction, and get it in writing.

  • HOA: mandatory, amount not published. Get it before contract. On a 15-unit community, fixed costs divide by very few owners, which can mean a higher per-unit assessment than a 106-unit building with the same amenity load.
  • Boat slips are extra and the price is not published. Thirteen slips for 15 residences, so not every home gets one.
  • Property tax: Martin County millage. Not Palm Beach County. Pull the parcel and verify.
  • Reserves and inspections. Florida's post-Surfside structural integrity reserve study and milestone inspection rules apply differently depending on whether this is a condominium or a townhome association, which is another reason the form-of-ownership question matters. New construction starts clean either way.

Who this suits and who it does not

It suits a boat owner, specifically. No fixed bridges to the inlet, 60-foot slips you can buy rather than lease, and water on three sides of a private peninsula is a combination that barely exists in this market. It suits a buyer who wants 3,500 to 5,000 square feet with a private elevator, a garage and a rooftop terrace, at a lower cost per foot than the branded condominium option down the road. It suits someone who wants 15 neighbors instead of 106, and who can close in the next several months rather than waiting years.

It does not suit anyone who needs to be in Palm Beach County - and that is the whole point of the warning at the top of this page. If your reason for buying is Palm Beach County taxes, Palm Beach County schools or Jupiter town residency, this parcel does not give you any of those. It does not suit a buyer who wants branded service, a concierge program or a golf club; there is none of that here. It does not suit anyone who needs a date certain, given 21 months of cumulative slippage. And it does not suit a buyer who wants clarity about what they own, because the developer itself describes the product as both condominiums and townhomes.

Register me as your broker on your first visit to the North Palm Beach sales gallery. The developer pays the buyer-side commission either way, so having me represent you generally costs you nothing. But the registration has to happen on that first visit. Tour alone and you can give up the right to representation in this project permanently, and the agent who meets you works for Forte Development, not for you.

I will come with you or pre-register you. On this one, the questions I will put in writing are specific: the parcel's actual taxing jurisdiction and school assignment, whether the declaration is a condominium or a townhome association, the HOA amount, boat slip pricing and availability, how many of the 15 are actually sold, and a contractual outside date rather than a marketing date.

  • The Ritz-Carlton Residences wins on jurisdiction clarity, service and brand. It is unambiguously in Palm Beach County and the City of Palm Beach Gardens, it has a Ritz-Carlton concierge program and a defined 20,000-plus square foot amenity deck, and its unit count has never moved. You pay about 50 percent more per square foot, its slips are leased rather than sold, and those slips are behind the inlet bridges.
  • Solana Bay wins on price by a wide margin at about $535 to $606 per air-conditioned foot, with a published $258 HOA. It is a detached house on an inland lake in a nearly sold-out community, with no water access at all.
  • Panther National wins on land and golf at about $1,156 per foot, with roughly 150 homesites still available so you can build what you want. No water, and an unresolved clubhouse date.
  • Forte Luxe wins on boating, full stop. Slips to 60 feet available to buy rather than lease, no fixed bridges to the Jupiter Inlet, water on three sides of a private peninsula, 15 residences. Nothing else in this comparison comes close on that dimension. You are accepting a different county, no brand or service program, an opaque inventory picture and a delivery date that has moved five times.

Frequently asked questions

How much is Forte Luxe in Jupiter?

No price range is currently published by the developer. The last published range was $3,975,000 to $8,000,000 in August 2025, which computes to roughly $1,120 to $1,577 per square foot against published sizes of 3,550 to 5,074 square feet. The one current hard figure is Residence 13, which went under contract in September 2026 at a $7,995,000 last list price, about $1,576 per square foot. Boat slips are sold separately and slip pricing is not published. Note that the published entry price went down between 2024 and 2025, from $4.35 million to $3.975 million.

Is Forte Luxe in Jupiter or Martin County?

The mailing address is Jupiter, FL 33469, and almost all marketing says Jupiter. The parcel is physically in Martin County, just north of the Tequesta line and north of the Palm Beach County boundary, as the Palm Beach Post has reported. It is also not inside the Town of Jupiter. That means Martin County millage on your tax bill, Martin County School District for school assignment, and Martin County for permitting, inspections and county services. Be aware that the developer's own website is titled Palm Beach County and at least one brokerage page references the Palm Beach County school district, so you will see this stated incorrectly in several places. Verify the parcel with the county property appraiser before you contract.

How many units are in Forte Luxe?

Fifteen per the developer's current materials and the September 2026 press release. The count has moved: 15 at the June 2023 groundbreaking, 17 throughout the 2024 and 2025 construction and financing coverage, and back to 15 now. On a project this small, two units is 13 percent of the community, so the change is material. Thirteen boat slips serve 15 residences, which means not every home comes with one.

When will Forte Luxe be finished?

December 2026 is the current target, as of October 2026 reporting, and the project was described as nearing completion in September 2026 after topping off in late September or October 2025. Be clear-eyed about the history: the published target has been March 2025, then Q4 2025, then summer 2026, then end of 2026, and now December 2026. That is roughly 21 months of cumulative slippage from the original date, the worst record of the five new projects in north Palm Beach County. The building is standing and finishing, so this is a timing question rather than a completion question. Use your contract's outside date for any planning.

Is Forte Luxe a condo or a townhome?

Sources contradict each other, including the developer's own website, which is headlined "Ultra-Luxe, Modern Condos" and "Jupiter Island Condominiums" while captioning an image "townhomes." Multiple outlets describe townhouses or townhomes, the Palm Beach Post described Residence 13 as a three-story townhome, and MLS listings appear under Townhouse. The accurate description is multi-level attached residences of three to four stories, marketed variously as both. The form of ownership determines your assessments, your maintenance obligations, your reserve requirements and what you actually own, so confirm it in the declaration of the governing documents before you sign.

Do the boat slips at Forte Luxe come with the residence?

Not automatically. There are 13 private slips for vessels up to 60 feet and they are available for purchase separately, which is different from the Ritz-Carlton Residences in Palm Beach Gardens where slips are leased. Slip pricing is not published, and 13 slips for 15 residences means availability is finite. The genuine advantage here is that there are no fixed bridges between the community and the Jupiter Inlet, so you have direct Atlantic access with no air-draft restriction. Confirm slip availability, pricing and whether a slip is deeded to your unit or purchased separately.

Is Forte Luxe a good investment?

Here is what the record shows and then you decide. The top of the published range held at about $8 million for three years and the September 2026 contract came in near it, which is consistent pricing at the top end. The boating position is genuinely scarce and that is the kind of attribute that holds value. Against that: the published entry price fell about 9 percent between 2024 and 2025, the developer no longer publishes a range at all, the unit count changed twice, delivery has slipped about 21 months, and the construction loan was refinanced and upsized from $47.5 million to $60 million across three lenders in two years. No foreclosure, lawsuit, lien or deposit dispute exists on this project - I looked for all of them. It also sits in Martin County rather than Palm Beach County, which affects comparables and the buyer pool. Those are the facts that bear on the question.

Who is developing Forte Luxe?

Forte Development, founded and led by CEO Marius Fortelni, with Collins Development named as a collaborator in 2026 releases. Alfonso Jurado of Miami is the architect, Interiors by Steven G handles interiors, and KAST Construction is the general contractor. Douglas Elliman Development Marketing is the exclusive sales and marketing agent, with Seth Mansfield and Matthias Fretz as the named agents, working out of a sales gallery at 11911 N US 1 Suite 102 in North Palm Beach, by appointment. The landscape architect is not published. Note that the 2023 groundbreaking coverage named The Decorators Unlimited on interiors; Interiors by Steven G is the current and far better corroborated attribution.

Can I use my own realtor to buy at Forte Luxe?

Yes, and it generally costs you nothing because the developer pays the buyer-side commission. The condition is registration on your first visit to the sales gallery. If you tour alone first you can lose the ability to be represented in that project permanently. Given the county question, the condo-versus-townhome question and the unpublished HOA and slip pricing on this one, going in unrepresented is a poor trade. Call me first.

Construction status as of October 29, 2026: topped off in late September or October 2025 after breaking ground on June 28, 2023, with vertical construction underway by June 2025. Described as nearing completion as of September 2026. The current delivery target is December 2026, which is the fifth published target; earlier targets were March 2025, Q4 2025, summer 2026 and end of 2026. Residence 13 went under contract in September 2026 at a $7,995,000 last list price and Residence 12 sold shortly after, with sales described as picking up as the project nears completion. Total units sold and remaining inventory are not published. No current price range is published.
