North Palm Beach County Pre-Construction (2026)
Updated October 29, 2026
North Palm Beach County has five major new construction projects tracked here, across Palm Beach Gardens, Palm Beach and Jupiter. Computed entry pricing runs from about $535 per square foot at Solana Bay to roughly $1,670 at the Ritz-Carlton Residences. One sits in Martin County, one changed owners in July 2026, and one has an unresolved unit count.
Every north county pre-construction project, sorted by entry price per square foot
Sorted cheapest to most expensive on computed entry price per square foot. I do the arithmetic from published entry price against published unit size, because nobody selling these projects publishes it.
| Project | Location | Units | Stories | From | Sizes | Entry PSF | Status | Delivery |
|---|---|---|---|---|---|---|---|---|
| Solana Bay at Avenir | Palm Beach Gardens, inside Avenir | 118 | 1 to 2 | About $1.29M, lowest listed home | 2,274 - 4,985 sq ft air conditioned | ~$535 | Final sell-out, 9 of 13 plans sold out | Not published |
| Forte Luxe | Jupiter mailing address, Martin County | 15, earlier reports said 17 | 3 to 4 | About $3.975M as last published, Aug 2025 | 3,550 - 5,074 sq ft | ~$1,120 | Nearing completion | December 2026 target |
| Panther National | Palm Beach Gardens, inside Avenir | 218 homes and homesites, about 150 lots unsold | Not published | $5,195,000 turnkey home, $2,095,000 homesite | 4,494 - 6,235 sq ft published plans | ~$1,156 | Golf open, clubhouse date disputed | Clubhouse fall 2026 or Dec 2027 |
| Ritz-Carlton Residences | Palm Beach Gardens Marina District | 106 | 7, one source says 6 | $4,800,000 | 2,875 - 5,120 sq ft | ~$1,670 | Final construction phase | Q4 2026, slipped four times |
| OLIN Palm Beach | Palm Beach, South End | 32 offered, 41 approved | 5 | Not published | Not published | Not computable | Demolition | Not published |
Two of the five are not condominiums at all. Panther National is single-family estate homes and custom homesites. Solana Bay is detached single-family. Forte Luxe is marketed as both townhomes and condominiums by its own developer. Only the Ritz-Carlton Residences and OLIN are unambiguously condominium product. If you came here looking strictly for a condo, that narrows the list to two.
Four things on this page that most published material gets wrong
- Forte Luxe is physically in Martin County, not Palm Beach County, despite a Jupiter mailing address and marketing that says Jupiter. The developer's own website is titled Palm Beach County. Different county means a different taxing authority, a different school district and a different permitting and inspection authority. Verify the jurisdiction before you contract.
- Panther National changed hands on July 21, 2026. Ohana Real Estate Investors bought it for $191.2 million. Marketing material written before that names Centaur Holdings and Dominik Senn as the developer. A change of sponsor mid-project is material.
- Akel Homes, the builder at Solana Bay, is an active federal copyright defendant in G.L. Homes of Florida Corp. v. Akel Homes LLC, S.D. Fla. case 9:25-cv-80856. Those are allegations in a pending case, not findings of fact. Consult a Florida real estate attorney.
- OLIN Palm Beach's unit count is contradictory. The developer's own site and the Palm Beach Daily News say 32 residences. The Real Deal and town records summaries say 41 units. Both are credible 2026 sources and the developer has not publicly resolved it.
Panther National, Palm Beach Gardens
A private golf community on about 392 acres inside Avenir, at 10391 Panther National Boulevard. 218 total homes and homesites, with roughly 150 lots still unsold as of mid-2026. Turnkey Estate Homes start at $5,195,000; Golf Estate homesites start at $2,095,000. Published floor plans run 4,494 to 6,235 square feet, all four bedrooms. Entry computes to about $1,156 per square foot on the smallest plan at the published entry price. Jack Nicklaus Signature course designed with Justin Thomas, open since 2023.
Two honest problems. First, ownership changed in July 2026 and the new owner, Ohana Real Estate Investors, is also now the builder through Ohana Design and Build. Second, the clubhouse opening date is reported as fall 2026 in the trade press and as December 2027 on the developer's own FAQ as of October 2026. That is roughly a 15-month gap on the single amenity most buyers are paying for. The developer also does not publish membership initiation or dues. Third-party reporting of a $400,000 initiation conflicts with the developer's stated homeowners-only membership rule, so I will not publish a fee figure as fact.
The Ritz-Carlton Residences, Palm Beach Gardens
106 residences across three buildings at 2200 PGA Boulevard, on about 14 acres of Intracoastal waterfront in the Marina District. From $4.8 million as of the developer's October 2026 figures, 2,875 to 5,120 square feet, three to five bedrooms each with a den. Entry computes to roughly $1,670 per square foot; the top published pairing computes near $2,344. The most expensive of the five on a per-foot basis, and the only one with a brand partner, a 29-slip private marina and a Ritz-Carlton service program.
What to weigh: completion has been pushed back four times, from early 2026 through late summer, summer 2026, spring 2026 and now Q4 2026 per the developer's August 2026 fact sheet. Presale percentage reporting also moves in the wrong direction, roughly 30 percent in 2024, about 40 percent in January 2025, then 35 percent in May 2026. Those two figures cannot both be right unless inventory was recut, and no source explains it. In May 2026 the developer closed a $401 million bridge loan from Northwind Group, part held back until completion. That is a normal structure at the tail end of a build, not distress, but it is worth understanding.
Solana Bay at Avenir, Palm Beach Gardens
118 detached single-family homes at 12680 Solana Bay Circle, gated, on Avenir's largest lake. Builder headline is new homes from $1.2 million; the lowest actual listed inventory home is $1,290,364, which computes to about $535 per square foot on air-conditioned area. This is by far the cheapest entry of the five, and the only project on this page with a published HOA figure, $258 per month. It is also the only one that is not luxury-tier product.
Nine of thirteen floor plans are marked sold out and only three physical homes show as available. Fair characterization: final sell-out phase. No community completion date is published. Note that air-conditioned square footage and total square footage differ here by 25 to 35 percent, so always ask which basis a per-foot figure uses. On the litigation: Akel Homes is a defendant in a federal copyright suit brought by G.L. Homes, filed July 8, 2025. The public docket does not identify which designs are at issue, so I will not tell you Solana Bay's plans are the subject of it, and I will not describe any plan here as original or proprietary while that case is live.
OLIN Palm Beach
Three five-story buildings on a 4.9-acre ocean-to-lake site at 2720 and 2730 South Ocean Boulevard in the Palm Beach South End, from OKO Group and Cain International, designed by OMA. The first South End condominium development to reach construction in more than two decades. Demolition of the former Ambassador hotel and Edgewater House was expected to wrap by the end of October 2026.
This is the earliest-stage project of the five and the one with the least published. There is no price list. The developer's website offers budget tiers of up to $20 million, up to $30 million and over $40 million on an inquiry form; those are selector tiers on a web form and the Palm Beach Daily News has said plainly that no unit prices are posted. Unit square footages, bedroom counts, bathroom counts, a completion date and a full amenity program are all not published. Price per square foot cannot be computed. Unnamed sources told The Real Deal pricing could exceed $5,000 per square foot, which is a rumor, not a figure. Two more notes: the unit count is 32 versus 41 depending on source, and the project will not carry the Aman brand despite early reporting that said it would.
Forte Luxe, Jupiter address, Martin County
Fifteen multi-level attached residences on a private 2.5-acre peninsula at 12450 Crystal Cove Place, with the Intracoastal on three sides and no fixed bridges to the Jupiter Inlet. Three to four stories, about 3,550 to 5,074 square feet. The last published entry price was $3,975,000 in August 2025, which computes to roughly $1,120 per square foot; Residence 13 went under contract in September 2026 at a $7,995,000 last list price, about $1,576 per square foot. Thirteen boat slips for vessels to 60 feet are sold separately and slip pricing is not published.
Four things to know. It sits in Martin County, just north of the Tequesta line, not in Palm Beach County and not in the Town of Jupiter. The unit count has moved, 15 at the 2023 groundbreaking, 17 through 2024 and 2025, back to 15 in current developer materials. The entry price went down between 2024 and 2025, from $4.35 million to $3.975 million, and no range is published now at all. And delivery has slipped roughly 21 months from an original March 2025 target, through Q4 2025, summer 2026, and now December 2026, while the construction loan was refinanced and upsized from $47.5 million to $60 million across three lenders in two years. No foreclosure, lawsuit or deposit dispute surfaced on this project. Those are dated facts, not an accusation.
How this market actually looks right now
- The per-foot spread is enormous. About $535 at Solana Bay to about $1,670 at the Ritz-Carlton Residences, roughly a three-times range inside one corridor. You are not comparing like products. Solana Bay is a production builder's detached home inside a master plan; the Ritz-Carlton Residences is branded waterfront condominium with a marina.
- Golf and water are the two price drivers up here, and they are different buyers. Avenir sells the inland golf and master-plan story. The Marina District, the Palm Beach South End and the Forte Luxe peninsula sell water access.
- Four of the five have a schedule or data problem. Panther National's clubhouse date differs by 15 months between its own FAQ and the trade press. The Ritz-Carlton Residences has slipped four times. Forte Luxe has slipped about 21 months. OLIN has no completion date at all. Solana Bay simply does not publish one.
- Inventory transparency is poor across the board. Remaining availability is not published for any of the five. Panther National is the only one where a public figure exists, about 150 unsold lots, and that comes from lender and law-firm releases rather than the sales office.
- Two of the five changed something structural mid-project. Panther National changed owners. Forte Luxe changed lenders twice and changed its published unit count twice. Neither is disqualifying. Both are reasons to read the contract's outside date and escrow terms carefully.
- This corridor is north of my core inbound market, which runs Delray Beach through Boynton Beach. I cover it because relocating buyers from the Northeast ask about it constantly, and because the price-per-foot comparison against downtown Boca and West Palm is genuinely useful.
Register me as your broker on your first visit to any sales gallery. The developer pays the buyer-side commission either way, so representation here generally costs you nothing. But nearly every developer requires that your broker accompany or register you on that first visit. Walk in alone and you give up representation in that building permanently, and the agent sitting across from you works for the developer.
I will go with you, or pre-register you so you can tour on your own schedule. I will also tell you which of these five I would not put my own money into right now.
Frequently asked questions
What pre-construction projects are selling in Palm Beach Gardens?
Three: Panther National, The Ritz-Carlton Residences and Solana Bay at Avenir. Panther National is private-golf estate homes and homesites from $5,195,000 and $2,095,000 respectively. The Ritz-Carlton Residences is 106 waterfront condominiums from $4.8 million. Solana Bay is 118 detached single-family homes with listed inventory from about $1.29 million and is in final sell-out.
Is Forte Luxe in Palm Beach County or Martin County?
Martin County. The site is a peninsula at 12450 Crystal Cove Place with a Jupiter, FL 33469 mailing address, just north of the Tequesta and Palm Beach County line. The Palm Beach Post has reported this plainly, while the developer's own website is titled Palm Beach County and at least one brokerage page references the Palm Beach County school district. For a buyer that means a different taxing authority, a different school district and a different permitting and inspection authority than Jupiter or Palm Beach County. Confirm the parcel's jurisdiction with the county property appraiser before you contract.
Who owns Panther National now?
Ohana Real Estate Investors, since July 21, 2026, when an Ohana affiliate bought it for $191.2 million from Centaur Holdings. Ohana Design and Build is now the builder for the turnkey Estate Homes. The $160 million Sunrise Realty Trust loan was repaid in full and JPMorgan provided acquisition financing that was upsized to $165 million in August 2026. The exit was voluntary and fully repaid, so this was a recapitalization and not a distressed sale. Older marketing material that names Centaur Holdings or Dominik Senn as the developer is out of date.
How many units are in OLIN Palm Beach?
Sources disagree and the developer has not resolved it publicly. The developer's own website, the OKO Group portfolio and the Palm Beach Daily News say 32 residences. The Real Deal, in April 2025, October 2025 and January 2026, and summaries of town records say 41 units. The most likely explanation is that 41 was the approved and entitled unit count while 32 is the number being offered for sale, but no source states that, so treat both figures as live until the developer says otherwise. The project is three buildings of five stories each, with a penthouse on each top floor.
What is the cheapest new construction in north Palm Beach County?
Solana Bay at Avenir, where the lowest currently listed home is $1,290,364, about $535 per square foot on air-conditioned area. It is the only project on this page below the luxury tier, and it is also the one closest to selling out, with nine of thirteen floor plans marked sold out and three homes showing as available.
Which project has the worst delivery record?
Forte Luxe. Its published completion target has moved from March 2025 at groundbreaking, to Q4 2025, to summer 2026, to end of 2026, and now December 2026 as of October 2026 reporting. That is roughly 21 months of cumulative slippage. The Ritz-Carlton Residences is second, with four separate published targets landing at Q4 2026. In both cases the project is standing and topped off, so the risk is timing rather than completion.
Can I use my own realtor to buy new construction up here?
Yes, and it generally costs you nothing because the developer pays the buyer-side commission. The condition is registration. Most developers in this market require your broker to accompany or register you on your first visit to the sales gallery, and if you walk in alone you may lose the ability to be represented in that building permanently. Call me before your first tour, not after.
Is there any litigation I should know about?
One item, and it is about a builder rather than a project. Akel Homes LLC, the builder at Solana Bay at Avenir, is a defendant in G.L. Homes of Florida Corp. v. Akel Homes LLC, United States District Court for the Southern District of Florida, case 9:25-cv-80856, filed July 8, 2025, alleging copyright infringement over home designs. Akel has filed counterclaims. Those are allegations in a pending case and not findings of fact, and the public docket does not identify which designs or communities are at issue. No foreclosure, lender default or buyer deposit dispute surfaced on any of the five projects. Consult a licensed Florida real estate attorney before placing a deposit on any project with pending litigation or a paused schedule.
