OLIN Palm Beach Condos: Prices, Floor Plans and 2026 Status

Updated October 29, 2026

OLIN Palm Beach is a pre-construction condominium at 2720 and 2730 South Ocean Boulevard in the Palm Beach South End: three buildings of five stories each on a 4.9-acre ocean-to-lake site, from OKO Group and Cain International, designed by OMA. 32 residences are offered for sale while town filings reference 41 approved units. No price list, no unit sizes and no completion date are published. Demolition was wrapping in October 2026.

Read this before anything else you find about OLIN

  • The unit count is genuinely contradictory and the developer has not resolved it publicly. The developer's own website, the OKO Group portfolio and the Palm Beach Daily News say 32 residences. The Real Deal said 41 units in April 2025, October 2025 and January 2026, as do summaries of town records. Both are credible 2026 sources. The most plausible reading is that 41 was the approved and entitled count while 32 is the number being offered for sale, and the Palm Beach Daily News wording supports that, but no source states it, so I am not going to pick one and pretend the question is settled.
  • There is no price list. The developer's inquiry form offers budget tiers of up to $20 million, up to $30 million and over $40 million. Those are selector buttons on a web form, not prices. The Palm Beach Daily News has said explicitly that no specific unit prices are posted. Any site presenting "$20M to $40M+" as OLIN's price range is reading a dropdown menu.
  • This is NOT Aman Palm Beach. A project representative said at an August 2025 meeting that it would be Aman-branded. OKO and Cain spokespeople have since said it will not carry the Aman brand. Several third-party sites still call it Aman. They are wrong.
  • Sales launch timing is itself contradicted. One outlet reported in October 2026 that sales had "officially launched." The Palm Beach Daily News said the sales launch date had not been announced. Those cannot both be right.
  • The interior designer is disputed. GACHOT per the developer's own site and portfolio; Studio Sofield per The Real Deal in October 2025 and January 2026. The developer's material is more recent and more authoritative, so GACHOT is what I publish, with the earlier attribution noted.
  • Nobody has published a completion date. Not the developer, not the town, not the trade press. Construction had not started as of late October 2026.

Price per square foot: not computable, and here is why that matters

On every other page on this site I compute price per square foot from published entry price against published unit size, because that is the number that lets you compare one building to another. At OLIN I cannot do it, because no source publishes unit square footage. Not the developer, not the town filings, not any outlet.

The only size figure that exists is total project area of 273,713 square feet, and that is gross building area including amenities, parking and circulation. Dividing it by 32 residences gives 8,554 square feet per unit, which is not average residence size and should never be quoted as such.

Unnamed sources told The Real Deal that prices "could exceed $5,000 per square foot." That is an unattributed figure about a project with no published prices and no published sizes. You could reverse-engineer implied unit sizes from it against the web-form tiers, and the arithmetic would land near 4,000, 6,000 and 8,000 square feet. I am showing you that only so you know what people are doing when they publish those numbers. They are inferences stacked on a rumor. Do not plan around them.

Where that leaves you: OLIN is the one project in north Palm Beach County that cannot be price-compared to anything, because the developer has published no prices and no sizes. If you want a per-foot comparison today, look at the Ritz-Carlton Residences at about $1,670 to $2,344 or South Flagler House across the lake at roughly $3,100 to $4,900.

What is actually being built, and where it sits

Three five-story buildings on 4.9 acres that run from the Atlantic across South Ocean Boulevard to the Intracoastal. Two buildings on the ocean side, one on the lake side. Each building's top floor is a penthouse. Both sites get underground parking garages.

The significance is scarcity rather than scale. This is the first South End condominium development to reach construction in more than two decades; the previous one was Bellaria at 3000 South Ocean Boulevard, completed in 2006. The site also goes from 134 or 135 existing units down to 32 offered, which is a drastic de-densification on one of the most supply-constrained stretches of real estate in Florida.

Market context worth holding on to: if the website's budget tiers reflect anything close to real pricing, units here would exceed Palm Beach's current condominium record of $23.75 million, set by Robert Kraft at the Leverett House penthouse in 2022. That is a reasonable thing to expect of a new OMA-designed oceanfront building on the island. It is not a published price.

Amenities, as far as anyone has said

Very little has been published. What exists:

  • Oceanfront infinity pool with landscaped grounds
  • Arched balconies
  • A planned botanical courtyard at the lakeside garden building
  • A landscaped courtyard at the oceanside building nearest South Ocean Boulevard
  • Underground parking at both sites
  • A penthouse on each building's top floor
  • Flood-resilience work: added fill and elevation, stormwater handling, water capture and shoreline protection including a possible living shoreline

A full amenity program has not been published. No fitness, spa, dining, concierge or service program has been described publicly. On a project at this price point that is normal at demolition stage, but it means you cannot compare the amenity package to the Ritz-Carlton Residences or anything else yet.

Approvals timeline: slow, contested in detail, and ultimately clean

This is the part of OLIN's record that is genuinely strong, and it took three years.

October 2026 - Demolition expected to wrap by month end per an October 15 construction update. Construction start not announced. One outlet reported sales "officially launched"; the Palm Beach Daily News said the launch date had not been announced.

June 24, 2026 - Remaining architectural details approved. The vote drew criticism over rooftop equipment screening.

January 2026 - BDT and MSD Partners, Michael Dell's firm, lent an additional $55 million for predevelopment.

November 2025 - Town Council approved the project, including multiple building-code variances. Town records cite 21 variance requests.

October 2025 - ARCOM granted initial approval plus demolition permission, conditioned on returning for landscaping, stone attachment detailing, railings, mechanical penthouse screening and gates.

March 2025 - First presented to the Architectural Review Commission. Multiple rounds of revisions followed.

October 2022 - Site acquired in three simultaneous deals. Reported at $147.6 million by the Palm Beach Daily News and $146.6 million by The Real Deal - a roughly $1 million discrepancy. A $105 million acquisition mortgage came from MSD Capital.

Twenty-one variance requests is a lot, and I would rather tell you that than not. But the project cleared ARCOM, cleared the Town Council, came back and cleared the remaining architectural details, and public comment at the hearings was reported as unusually supportive. On the island, that is a meaningful signal.

Financing

A $105 million acquisition mortgage from MSD Capital in October 2022, plus an additional $55 million from BDT and MSD Partners in January 2026 to fund predevelopment. That implies roughly $160 million of total debt, though no source confirms a total. No construction loan has been reported. On a project of this scale that is the financing event to watch, and it typically comes with or shortly before vertical construction.

No litigation, foreclosure or buyer deposit dispute surfaced on OLIN itself. I will note what I am deliberately leaving out: investors sued Doronin's OKO Group in September 2025 over a stalled apartment project in downtown Fort Lauderdale. Different asset, different partners, different capital stack. I mention it only so you know I looked, and so you are not surprised if it comes up elsewhere. Drawing a line from it to OLIN would imply something the sources do not support.

Who this suits and who it does not

It suits a buyer who wants to be on the Palm Beach island specifically, not West Palm and not Palm Beach Gardens, and who is prepared to buy early into the first new South End condominium in twenty years. It suits someone who cares about the architecture - OMA is not a name that shows up on Florida condominium towers - and who can wait years rather than months. It suits a buyer whose budget starts in the eight figures and who is comfortable committing without a published price list, unit plan or delivery date.

It does not suit anyone who needs to know what they are buying before they buy it. Right now that is not a snide remark, it is the literal situation: no unit sizes, no bedroom counts, no price list, no amenity program, no completion date. It does not suit a buyer who needs to move within two or three years, and it does not suit anyone who cannot tolerate the gap between 32 and 41 units being unexplained. If you want a finished or nearly finished product on the water in this corridor, the Ritz-Carlton Residences in Palm Beach Gardens is a far more knowable purchase.

Register me as your broker before your first contact with Corcoran Sunshine about OLIN. The developer pays the buyer-side commission either way, so representation generally costs you nothing. But the registration has to happen on that first visit or first contact. Reach out alone and you can permanently give up the right to be represented in this building, and the agent you speak to works for OKO Group and Cain International, not for you.

On a project this early, representation is worth more than usual. The questions that matter here have no public answers: actual unit sizes and plans, the real price list, the deposit schedule and escrow terms, whether 32 or 41 is the number, the completion date, and what the amenity program will be. Those are the questions I will ask on your behalf, in writing.

  • The Ritz-Carlton Residences wins on everything you can verify. Published prices, published unit sizes, a computable price per square foot, a published completion estimate inside the next few months, a defined amenity program and a 29-slip marina. It is not on the island, and for some buyers that ends the conversation - but on sheer knowability it is not close.
  • South Flagler House is the better per-foot comparison for island-caliber pricing. It is more expensive per foot than anything in this corridor, it publishes its sizes, and it is actually under construction. It is in West Palm Beach rather than Palm Beach.
  • OLIN wins on address and architecture, and only on those. Palm Beach proper, ocean-to-lake, OMA-designed, 32 residences replacing 134 or 135, the first new South End condominium in twenty years. If that is what you are buying, nothing else on this list substitutes for it. You are paying for it with time and with a lack of information.

Frequently asked questions

How much are condos at OLIN Palm Beach?

No price list has been published and no specific unit prices are posted. The developer's website inquiry form offers budget tiers of up to $20 million, up to $30 million and over $40 million, and hints that some units may exceed $40 million, but those are selector tiers on a web form rather than prices, and the Palm Beach Daily News has said plainly that no unit prices are posted. Unnamed sources told The Real Deal that prices could exceed $5,000 per square foot. Treat all of that as context, not pricing. For reference, Palm Beach's current condominium record is $23.75 million, set in 2022.

How many units are in OLIN Palm Beach?

Sources disagree and the developer has not resolved it publicly. The developer's own site, the OKO Group portfolio and the Palm Beach Daily News say 32 residences. The Real Deal, in April 2025, October 2025 and January 2026, and summaries of town records say 41 units. The most likely explanation is that 41 was the approved and entitled unit count while 32 is the number being offered for sale, but no source states that, so both figures should be treated as live. The configuration itself is consistent everywhere: three buildings, five stories each, with a penthouse on each top floor.

When will OLIN Palm Beach be finished?

No completion date has been published by the developer, the town or any outlet. Demolition of the Ambassador hotel and the Edgewater House was expected to wrap by the end of October 2026 per an October 15 construction update, and a construction start has not been announced. Realistically, a three-building condominium project that has not begun vertical construction and has no reported construction loan is years from delivery. Anyone quoting you a date is guessing.

What are the floor plans and unit sizes at OLIN Palm Beach?

Not published. Unit square footages, bedroom counts and bathroom counts do not appear in any source I could find. The only size figure available is total project area of 273,713 square feet, which is gross building area including amenities, parking and circulation and is not saleable residence area. Dividing it by the unit count does not give you an average residence size, and should not be presented as one.

Is OLIN Palm Beach an Aman?

No. A project representative said at an August 2025 meeting that it would be Aman-branded, and that got repeated widely. OKO Group and Cain International spokespeople have since said the project will not carry the Aman brand. The confusion is understandable because Vlad Doronin leads OKO Group and is also CEO of Aman Group, but they are separate things and this project carries no brand. Several third-party sites still call it Aman Palm Beach. They are out of date.

Who is developing OLIN Palm Beach?

OKO Group, the Miami firm led by Vlad Doronin, with Cain International, the London private-equity firm founded by Jonathan Goldstein in partnership with Todd Boehly's Eldridge Industries. OMA is the design architect, with Jason Long as the named partner. Interiors are attributed to GACHOT by the developer's own materials, though The Real Deal reported Studio Sofield in late 2025 and early 2026. Corcoran Sunshine Marketing Group is the exclusive sales and marketing agent, with Shelly Newman and Jared Seligman leading the team. The landscape architect is not published.

Is OLIN Palm Beach a good investment?

I cannot responsibly answer that, and the reason is itself the answer: there is no price, no unit size, no delivery date and no amenity program published, so there is nothing to underwrite. What is real is the scarcity. This is the first South End condominium development to reach construction in over twenty years, it de-densifies the site from 134 or 135 units to 32 offered, it is OMA-designed, and it is on the Palm Beach island where new supply essentially does not happen. Those are strong fundamentals. Against them: no construction loan has been reported, no construction has started, and the unit count is unexplained. Ask me again when a price list and a construction loan exist.

Can I use my own realtor to buy at OLIN Palm Beach?

Yes, and it generally costs you nothing because the developer pays the buyer-side commission. The condition is registration on your first visit or first contact with the sales team. Reach out on your own first and you can lose the ability to be represented in this building permanently. On a project with this little public information, going in unrepresented is a particularly bad idea. Call me first.

Construction status as of October 29, 2026: fully approved and at demolition stage. Demolition of the former Ambassador Palm Beach Hotel and Residences at 2730 South Ocean Boulevard and the Edgewater House at 2720 was expected to wrap by the end of October 2026 per an October 15 construction update. Vertical construction has not started and a construction start date has not been announced. No construction loan has been reported; financing to date is a $105 million acquisition mortgage from MSD Capital in October 2022 and an additional $55 million from BDT and MSD Partners in January 2026 for predevelopment. No completion date has been published. Sales launch status is itself contradicted between sources.
