West Palm Beach has twelve new construction and pre-construction condominium towers tracked on this page, with starting prices from $1.7 million to $7.9 million and deliveries running from already-complete through 2031. Measured by price per square foot, the market spans roughly $1,000 to $4,900 - a nearly fivefold spread that has almost nothing to do with the sticker price and almost everything to do with whether a building sits on the water.

All twelve towers, with price per square foot

Price ranges alone tell you very little. Below is every tower with the price-per-square-foot figure computed from published pricing and published unit sizes. I show the arithmetic rather than asking you to take it on faith.

Four things this table tells you that nobody else will

1. The cheapest tower is not the cheapest per foot

Mr. C Residences has the lowest entry price of all twelve at $1.7 million - and one of the highest prices per square foot at roughly $2,050. The reason is unit size: Mr. C's residences start at about 830 square feet, the smallest of any building here. You are paying branded pricing on a small footprint.

If your budget is the constraint, Mr. C gets you in. If value per foot is the constraint, it is close to the most expensive building on the list.

2. Waterfront is worth roughly double

The Berkeley Palm Beach computes to about $1,000 per square foot - the lowest here by a wide margin. It sits on Clear Lake, west of CityPlace, not on the Intracoastal. South Flagler House runs roughly $3,100 to $4,900 per square foot on the South Flagler waterfront.

That is a three-to-five-times spread inside one city. Almost all of it is the water. If you do not need the Intracoastal in front of you, the Berkeley and Nora House are where your money goes furthest.

3. Prices have moved, and not all in the same direction

TowerEntry at launchEntry nowChange
South Flagler House$5.9M (Nov 2023)$7.9M+34%
Ritz-Carlton Residences$2.5M (Mar 2024)$3.0M - $3.1M+20-24%
Mr. C Residences$1.5M (Mar 2024)$1.7M+13%
Olara$2.0M (Jan 2023)$2.0MFlat
The Berkeley$2.0M (Dec 2024)$2.0MFlat
Alba Palm Beach$3.0M (2023)~$2.5MDown

Two readings worth having. The branded waterfront towers repriced upward hard - buying early at the Ritz or South Flagler House was rewarded. Meanwhile Olara and the Berkeley have held flat for two years, and the Berkeley's developer has publicly described the market as having slowed somewhat.

Alba's lower number is a different thing and I want to be precise about it: the building is finished and 95% sold, so what remains is remaining inventory, not a repricing of the building.

4. Only one of these twelve is finished

Alba Palm Beach completed in June 2026 and residents are moving in. Every other tower on this list is under construction or still pre-construction. If you want to be in a new West Palm Beach building this year rather than in 2028, Alba is effectively the only option - and at 95% sold, not much is left.

A warning about Shorecrest, because bad information is circulating. This project was fully redesigned. Coverage from 2024 described a 199-residence building starting around $1 million with units from 1,000 square feet. The current building is 98 residences starting around $3 million - half the units, roughly triple the entry price, four homes per floor.

Any page quoting the old figures is badly wrong. Current unit sizes have not been released, so no honest price-per-square-foot figure exists for it yet. I would rather tell you that than publish a number I made up.

Remaining availability is not published anywhere for any of these towers. Reported absorption ranges from about 20% at the Berkeley to 95% at Alba - which tells you how differently these buildings are selling, and why the building that fits your budget may not have anything left in the line you want.

Under construction

South Flagler House - 1355 S Flagler Drive. 105 residences in two 28-story towers, vertical construction completed November 2025, opening to residents 2027. Robert A.M. The Cipriani family brand, developed by Terra with Arquitectonica architecture and Meyer Davis interiors. The only condo-hotel structure on this list, which matters for rental flexibility and for financing.

The Ritz-Carlton Residences - 1717 N Flagler Drive. 138 residences, 27 stories, broke ground February 2026, completion expected 2028, more than 70% pre-sold. Related Group and BH Group with Arquitectonica architecture and Rockwell Group interiors. Worth knowing: despite marketing that emphasizes ocean views, this is an Intracoastal-front building, not oceanfront.

Olara - 1919 N Flagler Drive. 287 condominiums plus a separate 170-unit rental building, two 26-story towers, delivery late 2027 to early 2028. The only mixed condo-and-rental project here, which changes the ownership profile of the building. A Jose Andres Group restaurant at ground level and a six-slip private marina.

The Berkeley Palm Beach - 550 S Australian Avenue. 193 residences, 25 stories, roughly 20% pre-sold as of late 2025, delivery now estimated 2028 after slipping from 2027. East-to-west flow-through floor plans. On Clear Lake rather than the Intracoastal, which is why it prices where it does.

Shorecrest - 1865 N Flagler Drive. 98 residences, 28 stories, four homes per floor, delivery late 2027 to 2028. Related Ross, with amenities operated by Equinox - the only Equinox-run building here.

Pre-construction

Maison d'Or - 3705 S Flagler Drive. 39 residences, 19 stories, from $5.7M, delivery Q4 2028. The most boutique-scaled project on the list, directly across the Intracoastal from Mar-a-Lago. Every residence has both east and west terraces.

Edgeworth - 1155 S Flagler Drive. 168 residences in two 28-story curved towers, $2.5M to $35.5M, completion 2029. Kohn Pedersen Fox architecture for Related Ross. More than 90,000 square feet of amenities and the widest bedroom range here, from one to five.

Banyan Tree Residences - 400 Hibiscus Street. 88 residences, 25 stories, from $1.9M, completion 2029. Banyan Group's U.S. debut, with OMA architecture, Yabu Pushelberg interiors and Enzo Enea landscape. Every residence is a corner unit. Owners get access to Banyan's global resort and spa network. Downtown, not waterfront.

Nora House - 1105 N Dixie Highway. 117 residences, 11 stories, $2M to $6.5M, completion 2029. The first residential launch in the Nora District and the lowest-rise building here. Not waterfront.

Mandarin Oriental Residences - 5400 N Flagler Drive. 87 residences, 31 stories, from $3.5M, completion 2031. Mandarin Oriental's first standalone residences in South Florida, with Safdie Architects design. Note the horizon: this is the longest wait of any project here by two years, which is a real cost on a staged deposit.

What matters when you buy pre-construction in Florida

  • Register your broker on the first sales gallery visit. The gallery works for the developer. Developers in this market routinely welcome broker participation and pay the buyer's broker, so representation generally costs you nothing - but most require registration on your first visit. Walk in alone and you may lose it permanently on that building.
  • The deposit schedule is the decision. Florida pre-construction deposits are staged across construction milestones, not paid at closing. On a 2031 delivery that is a very long commitment.
  • Deposits sit in escrow, and Florida gives condominium buyers a rescission window after the condominium documents are delivered.
  • Delivery dates move, and here they have. The Berkeley slipped 2027 to 2028. Olara slipped from 2026 to late 2027. Alba ran about a year late. Plan with margin.
  • Post-Surfside reserve and inspection rules hit older buildings far harder than new ones. A new building starting with a clean reserve study is one of the stronger arguments for buying new in Florida right now.
  • Carrying costs are substantial. Published association dues on listings in these buildings have ranged from roughly $1,800 to over $17,000 a month depending on the residence. Get the number before contract, not after.

Frequently asked questions

How much do pre-construction condos cost in West Palm Beach?

Starting prices across the twelve towers run from $1.7 million at Mr. C Residences to $7.9 million at South Flagler House. On a price-per-square-foot basis the market spans roughly $1,000 at The Berkeley to about $4,900 at South Flagler House penthouses. The single biggest driver of that spread is whether the building fronts the Intracoastal.

What is the cheapest new construction condo in West Palm Beach?

Mr. C Residences has the lowest entry price at $1.7 million. But its residences start at about 830 square feet, so at roughly $2,050 per square foot it is among the most expensive buildings per foot. For the lowest price per square foot, The Berkeley Palm Beach computes to about $1,000.

Which West Palm Beach condo tower is finished and move-in ready?

Alba Palm Beach, at 4714 North Flagler Drive, completed in June 2026 and is occupied. It is the only delivered building among the twelve tracked here and was reported 95% sold at completion, so remaining inventory is limited.

Have West Palm Beach pre-construction prices gone up?

In the branded waterfront towers, significantly. South Flagler House's entry price rose from $5.9 million at its November 2023 launch to $7.9 million, about 34%. The Ritz-Carlton Residences rose from $2.5 million to roughly $3 million, about 20 to 24%. Mr. C rose about 13%. Olara and The Berkeley have both held flat since launch.

Which West Palm Beach condos are on the Intracoastal?

South Flagler House, the Ritz-Carlton Residences, Olara, Mandarin Oriental Residences, Maison d'Or, Alba Palm Beach, Shorecrest and Edgeworth front the Intracoastal. The Berkeley Palm Beach sits on Clear Lake, and Banyan Tree Residences and Nora House are downtown rather than on the water. That distinction accounts for most of the price difference between them.

When will West Palm Beach's new condo towers be completed?

Alba Palm Beach is already complete. South Flagler House and Mr. C Residences are expected in 2027. The Ritz-Carlton Residences, The Berkeley, Olara and Shorecrest fall in the late-2027 to 2028 window. Maison d'Or is estimated Q4 2028. Edgeworth, Banyan Tree and Nora House are 2029. Mandarin Oriental Residences is 2031, the longest horizon of the group.

Can I use my own realtor to buy new construction in West Palm Beach?

Yes, and it generally costs you nothing - developers in this market typically welcome broker participation and pay the buyer's broker. The condition is registration: most require your broker to accompany or register you on your first visit to the sales gallery. Visit alone and you may lose representation on that building permanently.

Is West Palm Beach more expensive than Boca Raton or Delray Beach for new construction?

At the top end, yes, substantially. South Flagler House runs roughly $3,100 to $4,900 per square foot. By comparison, Glass House in downtown Boca Raton computes to about $1,210 and Onix in Delray Beach to roughly $775 to $1,100. West Palm's waterfront ultra-luxury tier has no equivalent further south. But West Palm also has the lower-priced product: The Berkeley at about $1,000 per square foot is cheaper per foot than anything new in Boca.
