What this building is and where it sits
Seventeen residences, two to a floor, on a 0.9-acre oceanfront parcel two blocks north of Salato. That is the smallest unit count of any project on this coast except Armani Casa, and on a per-floor basis it is the second most private: every residence gets a private elevator entry foyer and a wraparound corner terrace.
The developer is Claridge Homes out of Ottawa, which is unusual on this list and worth noting if you are coming from a cold-weather market yourself. Claridge is a long-established Canadian homebuilder, and the coverage frames this as its entry into the South Florida condominium market. The architect, FSMY, and the interior designer, Manhas Design, are both Fort Lauderdale firms. The parcel was bought in 2022 for $11.5 million by a Claridge affiliate.
There is no hotel brand on this building and no hotel operator. That means no brand licensing fee inside the association budget, no brand-standard staffing obligation, and no brand agreement that can lapse or be terminated - a risk that is real elsewhere. It also means no hospitality company's service platform. What is published is on-site management, a 24-hour concierge and valet, which is a normal boutique-condominium service level rather than a hotel one.
The size question, which you have to get straight before you compare anything
Published unit sizes for this building differ by a wide margin depending on the source, and the difference is not small. One set of sources gives 3,238 to 6,680 square feet. Another gives 3,688 to 8,872 square feet.
| Source type and date | Published size range |
|---|---|
| Architecture trade coverage, January 2025 | 3,238 to 6,680 sq ft |
| Real estate trade coverage, January 2025 | 3,700 to 8,900 sq ft, rounded |
| Industry publication, February 2025 | 3,688 to 8,872 sq ft |
| Third-party listing aggregator | 3,238 to 6,680 sq ft interior, plus 671 to 1,548 sq ft exterior |
The reconciliation that works: the lower range is interior area only, and the higher range is interior plus terrace. Add the penthouse's reported 1,707 square feet of terrace to the 6,680-square-foot interior top end and you land near 8,400, which is in the neighborhood of 8,872 once the private rooftop is counted. So both ranges are probably correct and they are measuring different things.
That matters because it changes the computed price per square foot by about 14 percent. On the June 2026 price of $4.4 million, the interior basis gives about $1,359 per square foot and the interior-plus-terrace basis gives about $1,193. This page leads with the interior figure, because interior area is the honest comparison against other buildings and because a terrace is not living space. When a salesperson anywhere on this coast quotes you a per-foot number, the first question is always which denominator they used.
The residences and the floor plans
Two residences per floor across ten floors, with two sub-penthouses on the ninth floor and a single penthouse on the tenth. Every home has private elevator entry and a wraparound corner terrace. Published finishes include Miele appliance packages with dual-zone wine coolers, steam ovens and built-in coffee systems.
The tenth-floor penthouse has 11-foot ceilings, 1,707 square feet of terraces, a private rooftop terrace, and is described as a five-bedroom with 6.5 baths plus an office.
The bedroom mix below the penthouse is described inconsistently. One source says three- and five-bedroom layouts plus dens. Another says four- and five-bedroom floor plans. A third says four to five bedrooms plus dens. A listing aggregator describes the typical residence as a three-bedroom with 3.5 baths plus a den. My read is that these are probably the same units counted differently, with a den counted as a bedroom by some sources and not by others, but I cannot prove it from published material. Confirm the actual bedroom and bath count on the specific plan from the floor plan in the condominium documents, not from a marketing page.
Amenities
- Beachside pool deck with a spa, sundeck and private beach access with loungers
- Rooftop terrace with a spa, fire pits, outdoor kitchen and dining
- Ocean-view fitness center with steam room, sauna and locker rooms
- Billiards room
- Ocean-view party room with a warming kitchen
- Entertainment lounge
- Tree-lined porte cochere and ocean-view designer lobby
- On-site management, 24-hour concierge and valet
- Private elevator entry foyers to each residence
- Wraparound corner terraces
The rooftop terrace is described inconsistently, including within a single article. One source gives a 3,304-square-foot rooftop terrace and itself notes that its article is unclear on whether that terrace is shared or penthouse-exclusive. Another source gives 3,135 square feet of shared rooftop plus a separate 3,325-square-foot private penthouse rooftop. The honest version is a rooftop terrace of roughly 3,100 to 3,300 square feet, and no claim either way about exclusivity. If shared rooftop access is part of why you like this building, get it confirmed in the condominium documents as a common element.
Pricing, and why there is no price history here
Most pages on this site publish a price-movement table, because that is the most useful unique content a broker can give a pre-construction buyer. For Ocean580 I am not going to, and the reason is the data.
| Date | Published starting price | Computed PSF (interior basis) |
|---|---|---|
| January 2025, architecture trade | $4.20M | About $1,297 per sq ft |
| January 14, 2025, launch coverage | $4.7M | About $1,452 per sq ft |
| February 14, 2025, industry publication | $4.67M | About $1,442 per sq ft |
| June 2026, citing the developer's site | $4.4M | About $1,359 per sq ft |
Three different launch prices inside one month, spanning $500,000. And the most current figure, $4.4 million, is below the launch figure of $4.7 million, which on its face would mean a price decrease. That is unusual in this market, and the much likelier explanation is a change in which unit happens to be the cheapest one available rather than an actual reduction. But I cannot demonstrate that from published sources.
So this page says: pricing starts in the $4 millions, and if you want a current number it has to come from the developer in writing, with the unit and the measured interior area attached to it. No full price range has ever been published for this building by any source. Anyone showing you a confident appreciation chart for Ocean580 built it out of these same four conflicting numbers.
Worth knowing before you tour
No groundbreaking and no topping out has been reported, and no construction loan is in the public record. Sales launched in January 2025. As of the most recent trade reporting in June 2026, the project was still described as under development and in pre-construction, with completion expected in 2027. A 2027 delivery on a ten-story oceanfront tower that has not been reported to have broken ground is a projection you should pressure-test. Ask for the permit status, the construction start date and the construction financing, in writing.
Launch pricing was reported three different ways in one month. See the pricing section. Do not treat any single published figure as the price.
Published unit sizes differ by roughly 14 percent depending on whether terraces are counted. This page gives both bases and leads with interior. Confirm the measured interior area on your specific plan.
The bedroom count is described four different ways across four sources. Likely a den being counted as a bedroom by some and not others. Get it from the floor plan.
Sales progress has never been published by any source. On a 17-unit building, two or three contracts either way is the difference between a healthy launch and a stalled one, and that number is not public. A handful of units at 580 Briny Avenue do appear in MLS, and I can pull the actual list prices, days on market and any status changes for you - that is the closest thing to a real absorption signal available for this building.
No sales brokerage is published. No source names the sales team for this project, which is unusual and makes it harder to know who you are dealing with before you walk in.
Association dues and the rental policy are not published. On 17 units carrying a full amenity deck, a rooftop, on-site management, concierge and valet, the dues per unit are likely to be high. The smaller the building, the fewer owners there are to spread fixed costs across. Get the projected budget and read the reserve assumptions.

How Ocean580 compares to the alternatives
| Ocean580 | Salato | Armani Casa | Waldorf Astoria | |
|---|---|---|---|---|
| Pricing from | $4.4M (June 2026) | $2.4M remaining | About $5M | About $3M |
| Computed entry PSF | About $1,359 (interior) | About $1,140 | Not computable | About $1,429 |
| Interior sizes | 3,238 - 6,680 sq ft | 2,106 - 3,354 sq ft | Not published | 2,100 - 6,100 sq ft |
| Residences | 17, two per floor | 40 | 28, one per floor | 92 |
| Distance to the beach | Oceanfront | Oceanfront | Beachfront, disputed | Oceanfront |
| Construction | Not reported started | Complete | Not confirmed started | Under construction |
| Construction loan reported | None | $73.8M | None | About $160M |
| Delivery | 2027 | Delivered May 2026 | 2028 | 2027 |
- Salato wins on price, on certainty and on data quality. It is finished, it computes to about $219 per square foot less, and its published sizes agree across every source rather than splitting into two ranges. On a straight risk-and-price comparison, it beats this building clearly. What it does not have is a unit over 3,354 square feet.
- Waldorf Astoria wins on financing and visible progress, with a reported construction loan of about $160 million and a tower going up for 2027.
- Armani Casa is the direct competitor for the same buyer - a small, very private oceanfront floor plate on north Pompano. It goes one better on exclusivity at one residence per floor. Ocean580 goes better on disclosure, since at least its unit sizes are published.
- Ocean580 wins on interior size for the money and on privacy. Its smallest interior, 3,238 square feet, is larger than Salato's largest, and two homes per floor with private elevator entry is a floor plate nothing else here offers below the penthouse level. If you want a very large, very private oceanfront home and you are comfortable with pre-construction risk, this is the building on this list that delivers that shape.
Register me as your broker on your first visit to the sales gallery. The developer pays the buyer-side commission either way, so representation costs you nothing. Walking in alone does: in most buildings, once you have given the on-site agent your name unrepresented, you have given up independent representation in that building permanently. The person at that desk works for the developer and is paid to get the developer the best price and the hardest terms.
On a 17-unit building with pricing reported four different ways and no published sales progress, the work worth doing before you place a deposit is specific: get the current price in writing with the unit and the measured interior area attached, pull the MLS activity at 580 Briny Avenue to see what is actually moving, and get the permit status, the construction start date and the financing. I will go with you, or pre-register you so you can tour on your own schedule.
Frequently asked questions
How much is Ocean580 Pompano Beach?
Pricing starts in the $4 millions. The most recent published figure, from June 2026, is $4.4 million, which computes to roughly $1,359 per square foot against the 3,238-square-foot minimum interior plan. Launch coverage in January and February 2025 published three different starting prices - $4.20 million, $4.67 million and $4.7 million - within a single month, and no full price range has ever been published. Get the current price from the developer in writing with the unit and the measured interior area attached.
How big are the units at Ocean580?
Approximately 3,238 to 6,680 square feet of interior space, or approximately 3,688 to 8,872 square feet including terraces, depending on which basis a source is quoting. Both ranges are probably correct and measuring different things. The smallest interior plan here is larger than the largest residence at Salato two blocks south.
When will Ocean580 be finished?
Completion is projected for 2027, which is reported consistently across sources, with one specifying winter 2027. No groundbreaking or topping out has been reported, and the project was still described as pre-construction as of June 2026. Treat 2027 as a projection rather than a schedule until someone shows you a construction start.
How many units are in Ocean580?
Seventeen, across ten stories, at two residences per floor, with two sub-penthouses on the ninth floor and one penthouse on the tenth. That makes it the second-smallest project on this stretch of coast by unit count.
What is the deposit schedule at Ocean580?
Not published. South Florida pre-construction deposits are generally staged across construction milestones and held in escrow, with a statutory rescission window after you receive the condominium documents. On a project with no reported groundbreaking and no construction loan in the public record, the question to ask in writing is which portion of your deposit remains in escrow and which may be released to fund construction.
Is Ocean580 a good investment?
The data to answer that is not in the public record, and I would rather tell you that than guess. Launch pricing was reported three different ways, the current figure is below the launch figure, no full price range exists, sales progress has never been published, no groundbreaking has been reported, and no construction loan is on record. What is real: a 17-unit oceanfront building with interiors from 3,238 square feet is genuinely scarce product, and scarcity on a 0.9-acre beachfront parcel is not something new supply can easily answer. Whether that scarcity is worth today's price is a judgment that needs a current price list and the MLS activity in the building, both of which I can get.
Does Ocean580 have a hotel brand?
No. It is independent and unbranded, like Salato. There is no brand licensing fee or brand-standard staffing obligation inside the association budget, and no brand agreement that can be terminated. What is published is on-site management, a 24-hour concierge and valet - a boutique-condominium service level rather than a hotel company's platform.
Can I use my own realtor to buy at Ocean580?
Yes. The developer pays the buyer's broker, so representation generally costs you nothing, and your broker needs to register with you on your first visit. No sales brokerage is published for this project, so going in with your own representation is the only way to be sure someone in the room is working for you.
Construction status as of October 29, 2026: Pre-construction at 580 Briny Avenue. Sales launched January 2025. No groundbreaking or topping out has been reported, and no construction loan appears in the public record. Completion projected for 2027. Sales progress has never been published by any source.

Figures on this page are compiled from developer materials, county and city filings and trade reporting as of the dates noted. All prices are "starting from" figures and change without notice. Price per square foot is computed by Mangrove Realty from published prices and published unit sizes and is an estimate, not a quoted figure; dividing a starting price by a minimum unit size understates a building's average. Where published unit sizes, bedroom counts, rooftop areas or starting prices conflict between sources, that conflict is stated on this page rather than resolved in favor of the more flattering number, and both size bases are given rather than one being chosen. Approved and permitted projects may be redesigned, delayed, repriced or cancelled, and no source reports that this project has broken ground.
