Delray Beach Realtor | Luxury Homes in Delray Beach & Boca Raton

Updated October 29, 2026

Pompano Beach and neighbouring Hillsboro Beach have seven new construction and pre-construction condominium projects tracked on this page. In roughly four years a quiet beach town has attracted four global luxury brands at once - Waldorf Astoria, Ritz-Carlton, W and Armani Casa - plus three independent buildings. Measured per square foot the market runs roughly $1,140 to $2,300, and the brand premium is clearly visible in that spread.

Three things worth knowing before you shop here

1. The brand premium is about 25%, and you can see it

Salato is unbranded and computes to roughly $1,140 per square foot. The Waldorf Astoria, two blocks of beach away, computes to roughly $1,430 at entry, with The Real Deal reporting a building average near $1,600.

Same ocean, same town, same year of construction. The difference is the name on the door and the services behind it. Whether that is worth roughly 25 to 40 percent more per foot is a genuine question, not a rhetorical one - branded buildings generally hold value better and come with staffing that independents cannot match. But you should know what you are paying for it.

2. The biggest residence can carry the lowest price per foot

At the Ritz-Carlton, published 2024 pricing worked out to roughly $1,370 per square foot on the smallest residence and roughly $1,045 on the largest - a 6,824-square-foot home. The big unit is cheaper per foot than the small one.

That pattern shows up across this market and it is the opposite of what most buyers assume. If you are optimizing for value per foot rather than for entry price, look up, not down.

3. The Ritz-Carlton is effectively gone

Marina Tower sold out in pre-construction. As of mid-2026, reporting indicated roughly three residences left out of 205, with two penthouses asking $5.7 million and $6.3 million. All thirteen marina slips sold back in 2024.

If you want into that building, the realistic route is resale rather than the sales gallery - and some of those trade quietly rather than on the open market.

One date I will not state as fact. The Ritz-Carlton Residences was scheduled for completion in September 2026, per the developer's own 2024 release and trade reporting through June 2026. That date has now passed, and I could not find any source confirming delivery, a temporary certificate of occupancy, or closings.

It may well be finished. I am not going to tell you it is until someone confirms it. If this building matters to you, that is a phone call I will make.

Pompano has gone from no luxury condo market to four global brands in about four years. That creates genuine opportunity and genuine risk, and the buildings are selling at very different speeds - one is 90% gone, one is barely started.

By status

Complete

SALATO Pompano Beach - 305 Briny Avenue. 40 residences across 10 stories on a 1.3-acre oceanfront site, construction completed May 2026, reported roughly 70% sold. Every residence is a three-bedroom, three-and-a-half-bath - the most uniform floor plan of the seven. Remaining residences were reported at $2.4M to $5.3M. Developed by U.S. Development with Randall Stofft Architects of Delray Beach. Unbranded, and priced accordingly. Model residences including a penthouse are open.

Under construction

Waldorf Astoria Residences - 1350 South Ocean Boulevard. 92 residences, 28 stories, about 200 linear feet of private beachfront and a 19-slip private marina. Related Group and Merrimac Ventures with Hilton; Nichols Architects with KORA, interiors by BAMO, landscape by Enea. Roughly 90% sold as of mid-2026, with two penthouse contracts reported at $17.1M and $18.1M. Completion 2027. This is Waldorf Astoria's first stand-alone residential project worldwide - no hotel attached, which is unusual for the brand and is the building's real distinction.

The Ritz-Carlton Residences - 1380 South Ocean Boulevard. 205 residences across two towers split by A1A: a 32-story Beach Tower east and a 14-story Marina Tower west, so buyers chose ocean or Intracoastal. Fortune International Group and Oak Capital, Revuelta architecture, interiors by Piero Lissoni. More than 35,000 square feet of amenities, a 13-slip yacht club and a private beach club. Short-term rentals are not permitted - one of the few rental policies firmly published in this market. See the completion note above.

Rosewood Residences, Hillsboro Beach - on Hillsboro Mile, the stretch known as Millionaire's Mile, about two miles from both Boca Raton and Pompano. 92 residences: a ten-story oceanfront building with 70 homes and a three-story Intracoastal building with 22 villas, on roughly 12 acres between the Atlantic and the Intracoastal. Related Group and Dezer Development with Rosewood as operator; Arquitectonica architecture, Studio Piet Boon interiors. Topped off early 2026, completion expected early 2027, more than half under contract. The highest price per square foot in this market - entry pricing has moved from $4M at the 2024 groundbreaking to $5.95M, and a Penthouse Collection launched in 2026 from $16.5M.

Pre-construction

W Pompano Beach Hotel & Residences - 20 North Ocean Boulevard. A 24-story tower on about four acres of beachfront holding 77 private residences including three penthouses, plus 296 condo-hotel suites. Residences run roughly 580 to 3,400 square feet - the widest size range here and the lowest entry price. Related Group and BH Group with Marriott; Nichols Architects with KORA, interiors by Meyer Davis. Residence sales launched January 2025, completion 2029. The condo-hotel component matters for rental flexibility and for financing - ask about both.

ARMANI/CASA Residences Pompano Beach - 1550 North Ocean Boulevard. 28 residences across two towers, one home per floor, with 360-degree views and private elevator entry. The most exclusive floor plate of the seven. From about $5 million, completion projected 2028. Armani's third branded residential project in the United States. Reservations opened in late 2024 and groundbreaking was targeted for 2025, though I found no source confirming it actually broke ground - treat the timeline as provisional.

Ocean580 - 580 Briny Avenue, two blocks north of Salato. Just 17 residences across 10 stories, two per floor, each with private elevator entry, on a 0.9-acre oceanfront site. Developed by Claridge Homes of Ottawa, architecture by FSMY of Fort Lauderdale. Completion 2028. Independent rather than branded.

Branded oceanfront in Pompano prices close to unbranded downtown Boca. That is the arbitrage worth understanding: if the ocean matters more to you than the Boca address, your money goes further here.

What matters when you buy pre-construction in Florida

  • Register your broker on the first sales gallery visit. The gallery works for the developer. Developers in this market routinely welcome broker participation and pay the buyer's broker, so representation generally costs you nothing - but most require registration on your first visit. Walk in alone and you may lose it permanently on that building.
  • Deposits here run high. The Ritz-Carlton's published buyer deposit was 35%. On a $3 million residence that is a million dollars committed for years. Ask which portion is escrowed and which is released to construction.
  • Delivery dates move, and in this market one has already passed unconfirmed. Plan with margin.
  • Ask about rental policy in writing. Only one of these seven has a firmly published policy. If rental income is part of your plan, get the condominium documents.
  • Oceanfront is a specific claim. Verify the parcel line rather than the brochure - at least one project here has had its oceanfront positioning questioned publicly because of an intervening public park.
  • Post-Surfside reserve and inspection rules hit older buildings far harder than new ones, which is one of the stronger arguments for buying new on this coast.

Frequently asked questions

How much do new construction condos cost in Pompano Beach?

Starting prices run from about $845,000 at W Pompano Beach to roughly $5.95 million at Rosewood Residences in neighbouring Hillsboro Beach. On a price-per-square-foot basis the market spans roughly $1,140 at Salato, which is unbranded, to about $2,300 at Rosewood.

Which luxury brands are building in Pompano Beach?

Four global brands at once: Waldorf Astoria at 1350 South Ocean Boulevard, Ritz-Carlton at 1380 South Ocean Boulevard, W Hotels at 20 North Ocean Boulevard and Armani Casa at 1550 North Ocean Boulevard. Rosewood is building just north in Hillsboro Beach. Salato and Ocean580 are independent, unbranded projects.

Which Pompano Beach condo is finished?

Salato Pompano Beach at 305 Briny Avenue completed construction in May 2026. It is the only delivered building among the seven tracked here, with 40 three-bedroom residences and model homes open for tours.

Is the Waldorf Astoria Pompano Beach a hotel?

No, and that is what makes it unusual. It is Waldorf Astoria's first stand-alone residential project worldwide - 92 residences with no hotel component, though with Waldorf Astoria resident services, a private beachfront and a 19-slip marina.

Is the Ritz-Carlton Residences Pompano Beach sold out?

Close to it. Marina Tower sold out during pre-construction, and reporting from mid-2026 indicated roughly three residences remained out of 205, including two penthouses asking $5.7 million and $6.3 million. All thirteen marina slips sold in 2024. Resale is the realistic route into that building now.

How much is the brand premium on a Pompano Beach condo?

Roughly 25 to 40 percent per square foot, based on published figures. Salato, which is unbranded, computes to about $1,140 per square foot. The Waldorf Astoria computes to about $1,430 at entry with a reported building average near $1,600. Same stretch of beach, same construction window.

Can I use my own realtor to buy new construction in Pompano Beach?

Yes, and it generally costs you nothing - developers in this market typically welcome broker participation and pay the buyer's broker. The condition is registration: most require your broker to accompany or register you on your first visit to the sales gallery. Visit alone and you may lose representation on that building permanently.
