Salato Pompano Beach Condos: Prices, Floor Plans, PSF

Updated October 29, 2026

Salato Pompano Beach is a 40-residence oceanfront condominium at 305 Briny Avenue, completed in May 2026. Every residence is a three-bedroom, three-and-a-half-bath plan of 2,106 to 3,354 square feet. Remaining inventory was published at $2.4 million to $5.3 million, which computes to roughly $1,140 per square foot at entry - the lowest of any new building on this coast.

The only finished building in the Pompano Beach pre-construction market

Everything else on this coast is a deposit against a rendering. Waldorf Astoria is going up for 2027. Ocean580 and Armani Casa have not confirmably broken ground. W Pompano Beach has no reported construction loan and a 2029 date. Ritz-Carlton's scheduled completion has passed without a published delivery confirmation.

Salato is done. It finished in May 2026, the models including a penthouse are open, and you can walk the actual unit, stand on the actual terrace and look at the actual view before you commit a dollar. That is not a small thing, and it is the single strongest argument for this building.

It also computes to the lowest price per square foot of any new building between Pompano Beach and Hillsboro Beach. At roughly $1,140 per square foot at entry, it is about 20 percent below Waldorf Astoria's computed entry figure and roughly 46 percent below Rosewood Hillsboro Beach. You are paying less per foot for the certainty, not more, which is the opposite of what most buyers expect.

There is no hotel brand here, and that is the point

Salato is unbranded and independent. No Hilton, no Marriott, no Rosewood, no fashion house. Practically, that means three things.

  • No brand license fee and no brand-standard staffing requirement. The branded buildings on this coast carry a licensing arrangement with a hotel company, and the service levels that come with the name are staffed and funded out of the condominium budget. Salato has no such obligation. Its dues are not published either, but there is no brand fee or brand service standard inside them.
  • No brand agreement that can be terminated. In Boca Raton this year, the foreclosure complaint against The Residences at Mandarin Oriental alleges the hotel management agreement there was terminated. Those are allegations in pending litigation, not findings of fact, but it illustrates a risk that simply does not exist in an unbranded building. Nobody can take the name off Salato.
  • And no hospitality service platform either. Be even-handed about this: a branded building buys you an operator with a service standard and an organization behind it. Salato offers beach service, optional housekeeping and linen, grocery stocking and 24/7 valet, but it is a 40-unit independent condominium, not a hotel company. If white-glove, hotel-grade service is the reason you are shopping, that is a real argument for the branded towers.

One more thing in this building's favor and specific to my market: the architect is Randall Stofft out of Delray Beach, the interior designer is Interiors by Steven G. out of Pompano Beach, and the developer keeps a Delray Beach office. This is the most locally built project on the list.

The residences and the floor plans

Forty residences, every one of them a three-bedroom with 3.5 baths, 2,106 to 3,354 square feet of interior space, plus a 14-foot-deep terrace of 320 to 746 square feet. Six of the 40 are penthouses. Floor-to-ceiling windows, Italian porcelain tile.

The uniformity is unusual and it cuts both ways. If a three-bedroom is what you want, you are choosing between floors and views rather than between plans, which makes the comparison simple. If you want a two-bedroom, a four-bedroom or a one-bedroom pied-a-terre, this building does not have one, and no amount of touring will change that.

The published sizes here are the most reliable of any building on this coast. Every source gives the same 2,106 to 3,354 range, with early reporting simply rounding to 2,100 to 3,350. There are no conflicting size tables to reconcile, which is why the price-per-square-foot math on this page is the highest-confidence of any of these pages.

Amenities

More than 20,000 square feet of amenity space for 40 homes.

  • 80-foot ocean-view pool and spa with a separate wet deck and loungers
  • Poolside grilling stations, covered bar and loggia
  • Salato Spa with dual dry saunas and steam showers
  • Fitness center with wellness programming, personal training and beach yoga
  • Owners' lounge with coffee and tea, a juice bar and snack service
  • Club room with a chef's catering kitchen
  • 28 hobby rooms - private, lockable rooms for storage, workshops, wine or gear
  • Indoor open-air beach showers and a dog-washing area
  • 24/7 valet; beach service with chair and umbrella setup, boat charters and watersport rentals
  • Optional housekeeping, linen service and grocery stocking

The 28 hobby rooms are the detail I would actually ask about. Twenty-eight private rooms for 40 residences means not every owner gets one, so find out whether one is deeded to the unit you are considering, whether it conveys, and what it costs if it does not.

Price history

This building has the best-documented price movement of any project on this coast, because it published real ranges at four points over three years rather than just a starting figure.

DatePublished price rangeComputed PSF
February 2023, sales launchFrom just under $2MAbout $950 per sq ft at entry
2023, construction loan coverageFrom $2MAbout $950 per sq ft at entry
2025, topping outAbout $2M to $4.9MAbout $950 at the low; about $1,461 at the high
May 2026, completionRemaining $2.4M to $5.3MAbout $1,140 at the low; about $1,580 at the high
June 2026$2M to $5.3MLow end restated at the launch figure

Entry pricing moved from about $2.0 million to $2.4 million, roughly 20 percent, and the top of the range from $4.9 million to $5.3 million, about 8.2 percent. On a per-foot basis the entry went from about $950 to about $1,140, also about 20 percent. Both ends of that come from primary reporting.

The honest caveat: a 20 percent move in a starting price across a sell-out is partly appreciation and partly the cheapest units selling first. Note also that the June 2026 roundup restated the low end at $2 million rather than $2.4 million, so even the current entry figure is reported two ways within the same month.

Third-party listing sites show closed and listed figures well above the developer-price math on this page - roughly $1,275 to $1,906 per square foot across several units, against my computed developer-price range of about $1,140 to $1,580. There are two plausible explanations: upper-floor premiums, or those sites dividing by living area only while the developer's range includes a different measured area. I have not verified those figures in MIAMI or BeachesMLS, so this page does not publish them as fact. If you are pricing a specific unit here, the only numbers worth using are pulled from MLS directly, and I will pull them for you.

Worth knowing before you tour

The story count is reported two ways. Three sources from 2023, including a headline that literally reads "Nine-Story Salato," say nine stories. The 2026 completion coverage says 10. The likely explanation is that it was designed as nine and counted as ten as built, which is consistent with penthouse units numbered on the eighth floor in listings. This page publishes 10 as built and notes that early reports said nine.

The construction loan is reported at two different amounts. One source reports $73.8 million; an October 2024 trade headline reports $68 million. Those may be two separate facilities or a revised figure. Not a buyer-facing problem in a finished building, but worth knowing the public record is not clean.

The ground-floor retail tenant is not signed. There are about 2,700 square feet of retail fronting A1A, and the developer has described a restaurant concept as being in discussions. In discussions is not a lease. Do not buy here on the expectation of a particular restaurant downstairs, and do not let anyone name one to you as a done deal.

The rental policy is not published. If leasing is part of your plan, the condominium documents govern minimum lease terms and how often a unit can be leased. In a finished building you can get those documents today, which is an advantage - use it.

Association dues are not published. Also get these. In a finished building the association has an actual operating budget rather than a developer projection, which makes this number far more reliable here than at any pre-construction project on this coast. Ask for the current budget and the structural integrity reserve study.

Inventory is limited. The developer reported nearly 70 percent sold as of June 2026, which leaves roughly a dozen residences. Sell-through figures are developer-reported and are not MLS-verified.

No landscape architect is published, and no source names one.

  • Ritz-Carlton wins on entry price and on plan choice. Its published range started at $1.256 million against Salato's $2.4 million, and it offers plans from 917 square feet up past 6,800, one to four bedrooms. If a three-bedroom is not what you want, Salato has nothing for you and Ritz-Carlton might. The catch is that it is down to a handful of developer units.
  • Waldorf Astoria wins on scale and on brand services, with plans to 6,100 square feet, a 19-slip marina and a hotel company's service platform. It costs roughly $290 per square foot more at entry on my computation.
  • Ocean580 wins on privacy and on size, at two residences per floor and interiors from 3,238 square feet, for about $219 per square foot more at entry and a 2027 target that has not confirmably started.
  • Salato wins on price per square foot, on certainty and on documentation. It is the cheapest per foot on this coast, it is finished, its published sizes are consistent across every source, and because the association is real rather than projected you can read an actual budget and an actual reserve study before you buy. For a lot of buyers, especially anyone who has been burned by a delayed project, that combination is the whole answer.

Register me as your broker on your first visit to the sales gallery. The developer pays the buyer-side commission either way, so representation costs you nothing. Walking in alone does: in most buildings, once you have given the on-site agent your name unrepresented, you have permanently given up your right to independent representation there. The agent at that desk works for the developer and is paid to get the developer the best price and the hardest terms.

Salato is the one building on this coast where I can do the full job in a single afternoon: walk the specific unit, pull the real MLS comparables inside the building, read the actual association budget and reserve study rather than a developer projection, and tell you what the terrace and the view are really like on that floor. I will go with you, or pre-register you so you can tour on your own schedule.

Frequently asked questions

How much is Salato Pompano Beach?

Remaining residences were published from $2.4 million, with the top of the range at $5.3 million, as of the May 2026 completion. At launch in February 2023 pricing started just under $2 million. Against the 2,106-square-foot minimum plan, the current entry computes to roughly $1,140 per square foot, the lowest of any new building on this stretch of coast. One June 2026 roundup restated the low end at $2 million, so confirm the current figure with the sales team.

Is Salato Pompano Beach finished?

Yes. Construction was reported complete on May 21, 2026, with model residences including a penthouse open for tours. It broke ground in 2024 and topped off on May 16, 2025. It is the only completed building among the seven new-construction projects between Pompano Beach and Hillsboro Beach, which means you can see the actual unit, the actual view and the actual association budget before you commit.

How many units are in Salato Pompano Beach?

Forty residences, including six penthouses, in a building reported at 10 stories as built. Early 2023 coverage described it as nine stories, which appears to reflect the original design rather than the finished count.

What floor plans are available at Salato Pompano Beach?

One plan type, in different sizes. Every residence is a three-bedroom with 3.5 baths, from 2,106 to 3,354 square feet of interior space, plus a 14-foot-deep terrace of 320 to 746 square feet. There are no one-, two- or four-bedroom options. If a three-bedroom suits you, the only decisions are floor and orientation.

What is the deposit schedule at Salato Pompano Beach?

This is a completed building, so the pre-construction deposit question mostly does not apply. On a finished unit you are in a conventional purchase with a conventional contract deposit and escrow, financing is available on normal terms, and you close on a unit you have inspected. That is a materially different risk profile from a staged pre-construction deposit with escrow release to fund construction.

Is Salato Pompano Beach a good investment?

What is knowable and primary-sourced: entry pricing rose about 20 percent from the February 2023 launch to the May 2026 completion, from roughly $950 to roughly $1,140 per square foot computed; the developer reported nearly 70 percent sold as of June 2026; and it computes to the lowest price per square foot of any new building on this coast. Against that: the rental policy and association dues are not published, the ground-floor restaurant tenant is not signed, and third-party resale figures circulating online have not been verified in MLS. Because the building is finished, every one of those gaps is one you can actually close before you buy, which is not true anywhere else on this coast.

Does Salato have a hotel brand?

No. It is independent and unbranded. That means no brand licensing fee and no brand-standard staffing obligation inside the condominium budget, and no brand agreement that can be terminated. It also means no hotel company's service platform behind the building. Salato offers beach service, optional housekeeping and grocery stocking, but it is a 40-unit independent condominium rather than a hospitality operation.

Can I use my own realtor to buy at Salato Pompano Beach?

Yes. The developer pays the buyer's broker, so representation generally costs you nothing, and your broker should register with you on your first visit. In a finished building your broker's real value is in the documents and the comparables: the association budget, the reserve study, the minimum lease term, and what units in this building have actually traded for.

Construction status as of October 29, 2026: Complete. Construction was reported finished on May 21, 2026, at 305 Briny Avenue. Model residences including a penthouse are open for tours. Developer-reported sales were nearly 70 percent as of June 2026, leaving roughly a dozen residences; that figure is developer-reported and is not MLS-verified. The approximately 2,700 square feet of ground-floor retail has no signed tenant in the public record.

All prices are "starting from" or as-published-on-that-date figures and change without notice.
