Indian Spring sits in west Boynton Beach and was built over a long run, from roughly 1978 into the early 2000s. It operates under the Housing for Older Persons Act. Inside it are a number of separately named sub-communities, with single family houses, villas, townhomes and condominiums all represented, which is why the price range is as broad as it is.

A note on the closed figures: the MLS feed reports the asking price attached to a closed listing rather than the recorded sale price. The closed column tells you what those homes were asking. For what a specific address actually sold for, ask and I will pull the public record.
That is close to three sales for every available home, and it is the strongest turnover-to-inventory ratio among Boynton's mid-priced age-restricted communities. Thin inventory and steady demand is a seller's picture. As a buyer, expect fewer choices than the listing count on other communities might lead you to expect, and be ready to move when something fits.
At a mandatory equity community the true cost of entry includes a club contribution that frequently runs into the tens of thousands, plus annual dues, regardless of whether you ever use the course. Indian Spring does not work that way. For a buyer who wants to live on and around golf but is not going to play four times a week, that difference is worth more than any feature inside the house.
At around $230 per square foot, Indian Spring sits between Coral Lakes at roughly $195 and the Valencia communities at roughly $380. The homes are a decent size, typically around 1,900 square feet. It is a sensible middle option, and it is frequently overlooked because it does not have the name recognition of the larger branded communities nearby.
Homes here span roughly twenty-five years of construction. A late 1970s villa and an early 2000s single family house inside the same community are not remotely the same purchase in condition, layout or running cost. Compare like with like, and check the build year on anything you shortlist.
Indian Spring does not carry the mandatory equity membership that some nearby Boynton Beach club communities impose. That said, club arrangements and costs differ by sub-community, so confirm in writing exactly what comes with a specific residence and what it costs before you make an offer.
Yes. Indian Spring operates as an age-restricted community under the Housing for Older Persons Act. The specific requirement and how it applies to a spouse or other occupant is set by the association.
As of November 4, 2026, asking prices ran from the high $100 thousands to about $800 thousand across sixteen listings, at roughly $230 per square foot. Forty-seven homes closed in the previous twelve months.
All three are Boynton Beach golf communities, but Hunters Run and Quail Ridge both require a mandatory equity membership of every owner and neither is age-restricted. Indian Spring is age-restricted and does not carry that equity requirement. The practical effect is a far lower cost of entry at Indian Spring and far more club amenity at the other two.
Over roughly twenty-five years, from about 1978 into the early 2000s. That means a wide range of ages and conditions within one community, so the build year of a specific home matters a great deal.
In west Boynton Beach, within the corridor of established golf and gated communities on the western side of the city, with the coast a drive east.
