Real Estate Company
All nine are age-restricted communities operating under the Housing for Older Persons Act, in the corridor west of Florida's Turnpike along Lyons Road, running from Delray Beach up through Boynton Beach. Together they are the largest concentration of this kind of housing anywhere in Palm Beach County, and for a great many buyers relocating from the Northeast they are the reason this part of Florida makes the shortlist at all.
Construction era is the single most useful way to separate them, because it drives almost everything else. A snapshot taken November 4, 2026.

A note on the closed figures: the MLS feed reports the asking price attached to a closed listing rather than the recorded sale price. The closed column tells you what those homes were asking. For what a specific address actually sold for, ask and I will pull the public record.
This is the question the Boynton-only guides cannot answer, and for a lot of buyers it is the real decision.

Valencia Palms is the value play in this family. At roughly $300 per square foot against around $410 across the Boynton communities, with homes averaging about 2,500 square feet, it delivers more house per dollar than any of them, and it carries a Delray Beach address. The trade is that it is one era only, mid-2000s, so there is no new-construction option and no 1990s entry point. With eleven homes available it is also a thinner market than the Boynton group.
Valencia Lakes and Valencia Isles, built around 1998 to 2001, ask roughly $290 per square foot. Valencia Grand, still delivering, asks around $605. Same developer, same corridor, roughly twenty-five years apart, double the price per foot. Decide which end of that you want before anything else.
Close to four sales for every available home. This is one of the most liquid segments in Palm Beach County. Good floor plans do not sit, particularly in the newer communities, and waiting to see what comes up next generally costs money.
Each community is built around its own amenity campus, and they grew substantially with each generation. The newest run to over forty thousand square feet. Tour the clubhouse before you tour the houses; it will tell you more about whether a community fits than any floor plan will.
In Valencia Grand you may be buying from the builder on the builder's contract, with their deposit schedule, incentives and delivery timeline. Resale instincts do not transfer, and the things worth negotiating are different.
Many Valencia homes are described as waterfront. The water is a man-made lake within the community, not the Intracoastal, and the coast is a fifteen to twenty-five minute drive east depending on which community you are in.
Nine across Boynton Beach and Delray Beach: Valencia Lakes, Valencia Isles, Valencia Pointe, Valencia Reserve, Valencia Cove, Valencia Bay, Valencia Sound and Valencia Grand in Boynton Beach, and Valencia Palms in Delray Beach. Each is a separate gated community with its own association, clubhouse, fees and rules.

On price per square foot, Valencia Palms in Delray Beach at around $300, and Valencia Lakes and Valencia Isles in Boynton at around $290. The newest Boynton communities run two to three times that. The trade in every case is construction era.
Valencia Grand in Boynton Beach, delivering since 2023 and still under construction. It is also the most expensive at roughly $605 per square foot. Valencia Sound, built around 2020 to 2022, is next.
Yes, all nine operate under the Housing for Older Persons Act. The specific requirement and how it applies to a spouse or other occupant is set by each association individually, so get it in writing for the community you are considering.
