This page covers the market from $400,000 up, which is where most buyers relocating from the Northeast are actually shopping. There is a substantial market below that figure too, and the community pages linked further down cover it.
A snapshot taken November 4, 2026. Figures are rounded and move with the market.
| On the market | Closed, past 12 months | |
|---|---|---|
| Number of listings | Two hundred thirty-one | Six hundred ninety-seven |
| Asking prices | From about $400 thousand to roughly $2.25 million | From about $400 thousand to roughly $2.6 million |
| Asking price per square foot | Around $305 | Around $295 |
| Typical size | Around 2,150 square feet | Around 2,170 square feet |
A note on the closed figures: the MLS feed reports the asking price attached to a closed listing rather than the recorded sale price. The closed column tells you what those homes were asking. For what a specific address actually sold for, ask and I will pull the public record.
Six hundred ninety-seven closings against two hundred thirty-one available homes is a fast market by any measure. For a seller it means a deep, established buyer pool that does not depend on the broader market's mood. For a buyer it means the well-positioned homes in the stronger communities do not sit, and a strategy of waiting to see what else comes up generally costs money here.
The useful way to separate them is construction era and price per square foot, because those two together explain most of what you will see. Asking prices per square foot, November 4, 2026.
| Community | Built | Asking per sq ft | Age-restricted |

Other established age-restricted communities in Boynton that trade regularly include Tivoli Lakes, Ponte Vecchio, Tuscany Bay, Palm Isles, Majestic Isles, Cascades, Hampton Lakes, Country Greens, Lakeridge Greens at Pipers Glen, Bent Tree Villas, Greentree Villas and Jamaica Bay. If one of those is on your list, ask and I will pull its current numbers.
The spread across Boynton's age-restricted market runs from roughly $195 to roughly $410 per square foot, and most of that gap is the decade the community was built. A late 1990s house and a 2024 house on the same side of town, with comparable square footage, can differ by more than double. Decide what era you want before you tour anything; it narrows a dozen communities to two or three in an afternoon.
Some communities bundle amenities into the association fee. Others require a separate club membership, sometimes with an equity contribution running into the tens of thousands. Two homes with identical asking prices can carry very different annual costs. Establish this before square footage, before the view, before anything.
Housing for Older Persons communities set their own requirements, and they are not identical. How the rule applies to a spouse, to a younger occupant, or to an adult child who may stay with you varies association by association. Get it in writing for the specific community, and read it rather than relying on what the clubhouse tour told you.
Florida's reserve funding and milestone inspection requirements now apply with force, and a large share of this inventory is of that vintage. Reserve studies, inspection status, assessment history and insurance will decide whether a well-priced home here is actually well priced.
Most of these communities sit west of Interstate 95, several out past the Turnpike. The newest ones are the furthest west. That is fifteen to twenty-five minutes to the coast, and it is worth driving at the hour you would actually be driving it before you commit.
Dozens. Around half of all current Boynton Beach listings sit in an age-restricted community, which is the highest concentration of any city on this stretch of coast. The largest and most frequently searched include the eight Valencia communities, Coral Lakes, Indian Spring, Palm Beach Leisureville, Tivoli Lakes, Ponte Vecchio, Palm Isles, Majestic Isles and Cascades.
From $400,000 up, asking prices ran from about $400 thousand to roughly $2.25 million as of November 4, 2026, across two hundred thirty-one listings, at around $305 per square foot. There is a substantial market below $400,000 as well, particularly in the older communities.
On price per square foot, Coral Lakes and Aberdeen at around $195, followed by Indian Spring at around $230. The trade is construction era: those communities were largely built between the late 1980s and 2001, against the Valencia communities at around $410 per square foot with inventory running up to brand new.
No. Neither Hunters Run nor Quail Ridge is age-restricted, despite both being frequently described that way. Both do require a mandatory equity club membership of every owner, which is the more significant cost consideration at either community.
Valencia Grand, which began delivering homes in 2023 and is still under construction. It is also the most expensive, asking roughly $605 per square foot. Valencia Sound, built around 2020 to 2022, is the next newest.
It varies. Many bundle amenities into the association fee. Aberdeen requires club membership on most but not all homes. Indian Spring, although a golf community, has no mandatory equity membership. Confirm what applies to the specific residence in writing before making an offer.
Quickly. Above $400,000, six hundred ninety-seven homes closed over the past twelve months against two hundred thirty-one currently available, which is about three sales for every listing on the market.
